This a request for variance for the existing driveway stacking depth to remain the existing depth of ±40’, as approved by the previous site plan (ZA99-099); this site plan is utilizing the existing drives, and the configuration of the existing site and is asking to reapprove the variance for stacking depth reduction. This is a request for a variance for the center driveway throat width to remain the 17’4” instead of the required 24’per the previously approved site plans (ZA99-009). There are still two existing drives with a throat of 24’ width, so fire access is provided at two locations for the site. This is a request for reapproval of a variance to the min. throat width to be 17’4”for the center drive. This is a request for a variance to Zoning Ord. No. 480, as amended, Section 33.19. The site is proposing not to provide a 5’ sidewalk to be built along Lonesome Dove Rd. There are currently no other existing sidewalks along Lonesome Dove Road for a sidewalk with this development to connect to or have pedestrian use and would not serve use for the church or those along Lonesome Dove Road. This is a request for a variance to Ordinance 480, Section 39 requiring a minimum 8’ screening device along all boundaries abutting a residential property. The Zoning Board of Adjustment granted a variance to this requirement in 1999 with the previously approved site plan (ZBA-313). This development is asking for reapproval of a variance to the screening requirement. There are existing fences & trees along the residential properties abutting Dove Church property that will remain and act as a buffer to the residential properties. Sincerely, Sachi Burlingame, P.E.
