A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SOUTHLAKE,
TEXAS, GRANTING A SPECIFIC USE PERMIT FOR COMMERCIAL
FITNESS SCHOOL ON PROPERTY DESCRIBED AS LOT 1, BLOCK 2 OF
THE NOLEN OFFICE PARK ADDITION, CITY OF SOUTHLAKE,
TARRANT COUNTY, TEXAS, LOCATED AT 210 S. NOLEN DRIVE,
SOUTHLAKE, TEXAS. MORE FULLY AND COMPLETELY DESCRIBED
IN EXHIBIT "A", AND AS DEPICTED ON THE APPROVED PLAN
ATTACHED HERETO AND INCORPORATED HEREIN AS EXHIBIT "B"
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit for a commercial fitness school, has been requested by a person
or corporation having a proprietary interest in the property zoned as "S-P-1" Detailed Site Plan District;
and,
WHEREAS, in accordance with the requirements of Sections 45.1(47) and 45.18 of the City's
Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council have given
the requisite notices by publication and otherwise, and have afforded the persons interested and situated
in the affected area and in the vicinity thereof; and,
WHEREAS,the City Council does hereby find and determine that the granting of such Specific Use
Permit is in the best interest of the public health, safety, morals and general welfare of the City.`
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted to allow commercial fitness school on property within the City of
Southlake, Texas, more fully and completely described in Exhibit "A", and as depicted on the approved
plan attached hereto and incorporated herein as Exhibit "B" and providing an effective date, subject to the
provisions contained in the comprehensive zoning ordinance and the restrictions set forth herein. The
following specific requirements and special conditions shall be applicable to the granting of this Specific
Use Permit:

City Council motion:
November 2, 2021; Approved (7-0) subject to the Staff Report dated October 26, 2021, and Specific
Use Permit Summary No. 2 dated October 1, 2021; Approving the Specific Use Permit and
noting that the specific use permit is limited and tied to the lease and any extensions for the
space identified this evening and located in the building addressed as 210 S. Nolen Drive.
Also, noting that the operation of the commercial school shall adhere to the operational
narrative presented by the applicant, specifically in terms of the following:
• All classes will require a trainer/instructor to lead the group and no "open gym" is
allowed.
• Days and hours of operation will reflect the times outlined in the operational
narrative.
• Class size occupancy will not exceed 25 participants per class.
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
PASSED AND APPROVED THIS 2"d DAY OF NOVEMBER 2021.

DAILY OPERATIONS
MADab olic,Inc,is a strength driven,instructor Icd uoup trainins franchise,Each class will
maintain a consistent schedule,and members will be required to reserve their spot prior to class.
All classes will require a trainerrinstructorto lead the group from start to finish.Our operation
Will not have"open gym"or allow any members to partake in unattended training outside of our
scheduled class times.

CLASS SIZE/OCCUPANCY
Our class size will have a minimum of 1 participant and a maximum of 25.We will not exceed
25 participants within an oilvivi7ed group training class.

Our schedule will follow the format below:
