Item 9BSOUTHLAKE PLANNING & DEVELOPMENT SERVICES STAFF REPORT November 9, 2021 CASE NO: SV21-0024 PROJECT: Sign Variance for Mesero EXECUTIVE SUMMARY: Mesero is requesting approval of a variance to Sign Ordinance No. 704, as amended, and to the Shops of Southlake (MSP) for three attached building signs. Mesero is located at 1471 E. Southlake Blvd., Southlake, Texas. REQUEST DETAILS: The Mesero lease space is generally located approximately 180 feet southwest of Central Avenue and E. Southlake Blvd. intersection and located within the Shops of Southlake. The purpose of this request is to receive approval of a variance to the Sign Ordinance No. 704, as amended, and the Shops of Southlake Master Sign Plan to allow 3 attached signs on the north, south and west elevations that have larger than permitted letter heights with push thru amber face lit and backlit channel letters and a tag line using white acrylic letters '/2 inch thick. The maximum permitted letter height is 18 inches. The upper-case letter "M" is 55 % inches and the lower case letters approximately 31 inches in height. The sign letters appear white during daylight but will appear orange with an orange halo at nighttime with the proposed amber LED lights within the sign structure. The Sign Ordinance requires a white or neutral color sign face and lighting. The Ordinance also requires channel cut letters be a minimum of 2 inches thick. This proposal represents changes made following the recommendations of the Sign Board. Case No. SV21-0024
