SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the fDIIowing conditions are applicable to the requested sign varianoe:
That a literal enforcement of the sign regulation will create an u nnecessary hardship or practical
difficulty on the applicant_
The unique trademark design of the sign creates one letter that exceeds the ordinance height limitation. Scaling
Me sign size down, to make the 11" in Mesero comply with the size limitation, maker, the remaining letters
extremely small and ineffective. For the North and South side signs, the letter exceeding 18" is the N117.
For the west side sign, applicant is requesting a size increase for all the letters_ This sign does not face the street,
but is intended for visibilky to eastbound traffic. Due to its location, the increased size is necessary for uisiiLility
and is appropri atety :wed based on the scale of the facade_
2_ That the siltuation causing the unneemean{ hardship or practical difficulty is unique to the affected
property and ir, not self imposed_
The view of the building is significantly screened by a large retaining wall and existing trees.
This makes good signage even more important for long tern success of the restaurant_
3_ That the van anca will not injure andwill be wholly compatible with the use and permitted
developmant of adjacent properties.
The overall size and design character of the signage is oonsistent with other signage in this
project and adjacent properties.
4_ That the variance will be in harmony with the spirit and purpose of the sign ordinance.
For the North and south signs, only one letter exceeds the ordinance height_ Due to the Mesero brand &
trademark design, the applicant is notable to reduce onty that one letter_ Scaling dawn the entire sign
would make the remaining letters less than 10" high which would be ineffective_ Since the Mesero narne
is relatively short, the overall area of the sign is not nearly as large as tenants with longer names_
For the West sign, the larger size is appropriate to realize any advertising benefit. Since it does not
directly face the street or parking area it should not have any negative impacts or violate the
spirit and purpose of the sign ordinance.
