SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
Cove Light: An alternative to the proposed lighting would be to simply not do it and not spend the additional money
required. It is not a practical difficulty to not do this lighting, however the applicant feels that the proposed cove
lighting is an enhancement to the building architecture. We feel it is an improvement to the project and therefore
worthy of consideration.
Monument Signs: The proposed monument signs are a proposed alternative to the requirement that the sign face be
"framed" by brick or stone. We are proposing at least the same amount of masonry, but done in a different
manner to make the signs more visually interesting.
?. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
Cove Light: Illumination and accent building lighting can be accomplished through other methods that
would be allowed under City ordinances. The proposed cove lighting is an attempt to softly accent the
building facade in an unobtrusive manner.
Monument Signs: We feel the proposed alternative masonry design is more compatible with the
building architecture than the code requirement to frame the top and both sides of the sign face.
That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
Cove Light: The proposed cove lighting faces all commercial properties and the property is on a
major thoroughfare. It is designed to be concealed and is intended to create a soft light as opposed to
something like an exposed neon tube which may be considered objectionable to adjacent properties.
Monument Signs: The minor change in masonry is compatible with the building architecture and
should have no affect on adjacent properties.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Cove lighting being considered as "signage" is a subjective interpretation. The applicant feels that the
way it is designed is an enhancement to the building architecture and it is not traditional signage or
advertising.
Monument Signs: The alternative design does not make the signs any larger than permitted by the
ordinance. We are providing as much, or more masonry, than required. The alternative design is
purely to make the signs more attractive than traditional masonry "framing" on all sides.
