BACKGROUND INFORMATION
OWNER/APPLICANT: The Clariden School
PURPOSE: The Clariden School is requesting approval of a revised site plan to change
the screening requirement along the boundaries common to residential
properties.
PROPERTY SITUATION: The property is located on the west side of North White Chapel Boulevard
approximately 1,400' south of Bob Jones Road.
LEGAL DESCRIPTION: A portion of Tracts 1 and 1A, situated in the W. Mills Survey, Abstract No.
877; being approximately 23 acres.
LAND USE CATEGORY: Low Density Residential
CURRENT ZONING: "S-P-2"Generalized Site Plan District with"CS"Community Service District
uses limited to a private school.
HISTORY: -Preliminary Plat for Clariden Ranch was approved by City Council on
1/16/01.
-Rezoning and Concept Plan for Clariden School were approved by City
Council on 05/15/01.
-Final Plat for Lot 7, Block 1, Clariden Ranch was approved by P&Z on
08/23/01.
-Site Plan for Clariden School was approved by City Council on 09/18/01.
P&Z ACTION: April 4, 2002; Approved (7-0) allowing requested variance to fencing.
STAFF COMMENTS: Due to the limited scope of this revision,no review is attached. This site plan
is being revised in order to change the type of fencing adjacent to residential
properties. An 8' solid screening device is required. In cooperation with the
developer of the adjacent residential property, the applicant is proposing a 6'
tall metal pipe fence as shown on the attached sketch.
This site shall be subject all other conditions of the previous approval unless
otherwise approved by the City Council.

Dear City of Southlake,
The Clariden School would like to request that the City of Southlake allow us to change
the perimeter fencing on our new site. The new site located at 100 Clariden Ranch Road
is directly across from Bob Jones Park and is bordered by the Clariden Ranch
development. The variance would allow our screening fence which borders the adjacent
property to match both Clariden Ranch and Bob Jones Park. This would keep the
character of that area intact and blend better with the environment.
We have spoken with TerraLand development the owners of Clariden Ranch and they
have agreed with our recommendation for change. We have enclosed a sketch of our
proposed fence and photographs of both Bob Jones Park and Clariden Ranch perimeter
fences.

Dear Dennis:
The Clariden School would like to add a fence between our properties. The fence would
resemble the iron fence for the Clariden Ranch,but it will be six feet tall instead of four
feet. I have enclosed the fence detail for your review.
We are in favor of this fence profile rather than the 8' solid wood fence as required by the
code. We support their request as a positive upgrade between our two properties. Please
