USE AND DEVELOPMENT REGULATIONS FOR “SP1” ZONING
PERMITTED USES: Lot 1, Block 2
Any use permitted in the “O-1” Office District
And “Commercial Fitness School” use by SUP
DEVELOPMENT REGULATIONS:
This property shall be subject to the development regulations of the “O-1” Office District,
Section 18of Zoning Ordinance No. 480, as amended, and all other applicable regulations of
Zoning Ordinance No. 480, as amended, with the following exceptions:
1. Tree preservation shall be approximately 31.1%.
VARIANCES:
1. Driveway Ordinance No. 634, as amended, Section 5.2(d) requires a minimum stacking depth
of 75’ at this location. A variance is requested allowing stacking depths of 54’ off S. Nolen Drive
and 50’ for both driveways off Village Center Drive. Please note that this development
considered by itself would only require a 50-foot stacking depth; it is because of the connection
with the Nolen Center Development to the north that the ordinance requires a 75-ft or greater
stacking depth on this development.
2. Masonry Ordinance No. 557, as amended, requires all buildings to have exterior walls
constructed using a masonry material covering at least eighty percent (80%) of said walls,
exclusive of all windows, doors, roofs, glass construction materials, or sidewalk and walkway
covers. We are requesting a variance to allow the wood look cement fiber board as shown on the
submitted elevations

OPERATIONAL NARRATIVE
DAILY OPERATIONS
MADabolic, Inc. is a strength driven, instructor led group training franchise. Each class will
maintain a consistent schedule, and members will be required to reserve their spot prior to class.
All classes will require a trainer/instructor to lead the group from start to finish. Our operation
will not have “open gym” or allow any member/s to partake in unattended training outside of our
scheduled class times.
HOURS OF OPERATION
Monday –Friday | 5am –7pm
Saturday | 8am –12pm
Sunday | 9am –12pm
CLASS SIZE/OCCUPANCY
Our class size will have a minimum of 1 participant and a maximum of 25. We will not exceed
25 participants within an organized group training class.
CLASS SCHEDULE
Our schedule will follow the format below:
Monday –Friday | 5am, 6:15am, 9am, 10:15am, 12p, 5pm, 6:15pm
Saturday | 8:00am, 9:15am, 10:30am
Sunday | 9:30am, 10:45am
