Property Situation:
The property is located at 2569 Lonesome Dove Road and 2593 Lonesome Dove Road.
Development Details:
Proposing RPUD zoning for a 1.03 acre tract in Southlake, which is also part of a larger
assemblage of properties and proposed development for a residential neighborhood, primarily in
neighboring Grapevine. The idea is to have a seamless neighborhood, with streets and utilities
managed by an Interlocal Agreement between Southlake and Grapevine.

1. Could you please give an update on where in the process this development is with
the City of Grapevine?
Submitted in June, has gone through initial infrastructure review, and are in the
midst of a second review. The City of Grapevine has their Planning and Zoning
meeting on the same day, and will meet on August 17, 2021.
Meeting with next week with staff from Southlake and Grapevine in Grapevine to
discuss ILA. Plans will include drainage from Lonesome Dove homes to go to
proposed park. Saving over 100 original oak trees and park will be maintained by
grapevine as a regional park.
2. What is the current lot size required by grapevine?
Seeking R-75 with grapevine.
3. Why are we considering changing the zoning in the area which is designated from
1 acre to half, when they could combine the properties and make a lovely 1 acre
home? I don't understand how the City of Grapevine factors in here and I am
worried about the precedence it will set for further subdividing into smaller parcels
of land. Currently there are many multimillion -dollar homes being built why does
this need to change?
Everything zoned north of 114 is not required to be 1 acre. It has been pointed out
in showing acreage to the west. These lots will start at $900,000 to $1 million, and
we have noticed tremendous demand for small acreage. These Southlake lots are
also following as they exist currently with existing buildings. Residents of the
development will attend Southlake schools.
