Property Situation:
The property is located at the southeast corner of 603 N. Kimball Avenue and Still Water Ct. south
to Cotswold Valley Ct.
Development Details:
The applicant is a zoning change to develop six (6) single-family residential homes on
approximately 3.75 acres. The property is currently zoned "AG" Agricultural District and is
proposed to be rezoned to "SF-20A" Single Family Residential District. The future land use is
medium density residential. There are trees to the east along the creek and within the site. The
applicant is proposing to save trees within the property. The proposed street will connect Still
Water Ct. and the Cotswold Valley Ct. cul-de sac.

Questions and Concerns:
How are you planning to maintain the sprinkler system on the south side of Still Water Ct.? The
new property owners will install a sidewalk in front of their home and will sprinkle and maintain
the area.
What is the timeline for the development? Once we are approved, we will produce engineering
drawings for construction and will hove houses under construction next summer.
Will access for the properties on Still Water Ct. be onto Still Water Ct.? Two properties will access
Still Water Ct. directly and one lot may access Still Water Ct. or the new street (for rear access
driveway).
Where will the drainage from this development go? The area to the north will go the inlet to the
north and the pipe that will flow underground to the Patterson's Pond. The are to the south will
drain to the south and east.
