August 13, 2021 HBO 1-00 Ms. Patty Moos, Planner I Planning and Development Services City of Southlake, Texas RE: ZA21-0061- Disiere Car Building- Project Narrative Patty, We are pleased to present this development project to the City of Southlake, for Site Plan approval. It complies with the underlying I-1 (Light Industrial) zoning. The proposed building will be used to house a personal private car collection for a longtime Southlake resident. The building will include facilities to maintain the collection but will be for the sole purpose of the building owner. This building will not be used for outside sales or service to the public and no public business operations will be conducted from the building. This proposal replaces the 2015 approval for Elite Commercial Suites, which was to be smaller, individually owned units for as many as 22 owners, in 3 separate buildings, with one building, for one owner. There is a good bit of elevation change from the NW corner of the site, to the SE corner, so the layout and site grading has been carefully considered to allow for proper and safe access to the site and building for the owner, as well as Southlake Fire Services. It has required, however, us to ask for a variance to Driveway Ordinance No. 634, as amended, to allow the driveway locations to be as shown on the Site Plan. We would also like to ask for a variance to the Maximum Building Height requirement in the Zoning Ordinance #480, as amended, Section 43.10 Residential Adjacency Standards, to allow a building height of 23.5 feet.
