August 30, 2021 KM41-00 Ms. Patty Moos, Planner I Planning and Development Services City of Southlake, Texas RE: ZA21-0048- Ridgecrest- Project Narrative Patty, The Ridgecrest project is intended to be a high -quality, one -acre lot development, consistent with the "Low Density Residential" designation of the City of Southlake Future Land Use Plan. We are requesting SF- lA zoning, and all lots will be at least one acre in size. Development Layout: In reviewing the adjacent neighborhood as it exists today, we were struck by the fact that along most of Ridgecrest Dr., the lots/homes oriented directly toward the street- even those within a development, and not behind a walled perimeter. So, we decided to follow this pattern, and are orienting the three western lots toward the Ridgecrest Dr. frontage, and, with a new cul-de-sac providing access to all of the remaining lots, in the eastern portion of the property. No lots will face, or gain access from the "private drive" to the north, and- as agreed with the neighbors- we will be dedicating a 10'strip along the northern boundary to public ROW, and an additional 15' into a "Tree Preservation Easement." These dedications will replace the existing 25'access easement. There will be no screening wall separating this development from the overall neighborhood, as we intend for it to become part of the greater Ridgecrest neighborhood. Home Design: As each home in this development is intended to be suitable for a multiple million -dollar valuation, strict design standards will be implemented and enforced by the developer. Prospective home builders and buyers, and the plans for each homesite, will be subject to a comprehensive review process to ensure the high level of quality for design, layout, materials and construction methods. The intention is for this neighborhood, in all respects, to be among the finest in Southlake, and look to welcome nine new families to such an attractive, and peaceful part of the city.
