Southlake Boulevard, we are requesting S-P-1 Zoning with C-2 uses limited to Local Retail Commercial use. The property is an existing site and building that was developed as part of the Georgetown Park Development. • Since then, the site was subdivided and lots were sold individually. An increase of impervious coverage as indicated on the Site Data Summary Chart is requested as part of the application. • The property owner, International MBC, Inc. (Pieter Andries Hye) intends to add a small addition to the existing building on the ground floor of the building that faces north. Its use is intended for a floor area to be used for security/surveillance staff to be stationed during business hours. • The existing building is brick and stucco with fabric awning at the north side of the building. The proposed 1 story addition will be constructed using the same materials in keeping with the same design of the existing building. • Due to the proposed building additions, the impervious coverage exceeds the allowed impervious coverage under the current C-2 zoning by 5.5%. Part of the S- P-1 request is to allow for this greater impervious coverage percentage. • Based on the existing parking requirements per building square footage, the number of parking spaces required is 39. • The proposed new addition requires the increase of 1 parking space, for a total of 40 spaces. The number of parking spaces to be provided is 32. As the site is existing, no additional area is available to provide new parking spaces. As part of the SP-1 zoning, we are requesting the 32 parking spaces be acceptable instead of 40 spaces. • No grading plans are provided with this submittal. The location of the new building addition will not require any change to any existing grading. • No utility work (water, sewer or drainage) is provided with this submittal.
