Instrument Number D210005156 of the Official Public Records of Tarrant County, Texas, said plat limits contain 81.8234 acres being further
described by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod with a plastic cap marked "PSC RPLS 6453" set in the northeast right-of-way line of State Highway 114,
described in a right-of-way deed recorded in Volume 13672, Page 28 of the Deed Records of Tarrant County, Texas, at the most southerly
southeast corner of said Lot, Block 1 and the most southerly southeast corner of these plat limits, said beginning point having coordinates of
NORTHING: 7,030,178.26 and EASTING: 2,389,665.26, Texas Coordinate System, North Central Zone 4202, North American Datum of 1983;
(1) THENCE North 49 degrees 06 minutes 16 seconds West, along the northeast right-of-way line of said State Highway 114 and the southwest
line of said Lot 1, Block 1, a distance of 464.37 feet to a TxDOT concrete highway marker with an aluminum cap found at a point of intersection
for a corner of these plat limits;

intersection for a corner of these plat limits, whence a TxDOT concrete highway marker with an aluminum cap bears South 89 degrees 53
minutes 58 seconds East a distance of 0.63 feet;
(4) THENCE North 75 degrees 21 minutes 01 seconds West, along the northeast right-of-way line of said State Highway 114 and the southwest
line of said Lot 1, Block 1, a distance of 58.31 feet to a 1/2-inch iron rod with a plastic cap marked "PSC RPLS 6453" set at a point of intersection
for a corner of these plat limits, whence a TxDOT concrete right-of-way marker with an aluminum cap bears North 82 degrees 45 minutes 30
seconds East a distance of 0.4 feet;
