Call to Order: Chairman Medici called the Regular Session to order at 6:30 P.M. 2. Executive Session: No executive session was held. 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting held on March 11, 2021. A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on March 11, 2021. Motion: Treichler Second: Quinones Ayes: Medici, Treichler, Quinones, King and Sexton. Nays: None Abstain: None Vote: 5-0-0 Motion: Approved 4. Administrative Comments: Richard Schell, Principal Planner announced that the next ZBA meeting is scheduled for April 15, 2021 and there are two items for that meeting. Agenda Item No. 5, Consider: ZBA21-0003, Special Exception Use per Ord. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from property lines for a residential accessory structure on property described as Lot 5, Block 1, Lake Crest, an addition to the City of Southlake, Tarrant County, Texas, and located at 101 Clear Lake Ct., Southlake, Texas. Current Zoning: "SF -20A" Single Family Residential District. Planner Schell presented details of the case with a slide show presentation to the Board. On February 25, 2021, the applicant presented a request for approval of a Special Exception Use per Ord. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from Zoning Board of Adjustment Meeting Minutes — March 25, 2021 Page 1 of 4 property lines for a residential accessory structure to allow an approximately 525 square foot (15' X 35') detached garage to be located approximately one foot (1') from the side property line. The required minimum setback is for an accessory building on a permanent foundation located in the rear yard is 10' from the side and rear property lines. The item was tabled indefinitely at the meeting. The revised request is for approval of a Special Exception Use per Ord. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from property lines for a residential accessory structure to allow an approximately 490 square foot (14' X 35) detached garage to be located approximately three feet (3') from the side property line. Notice of the public hearing has been given in accordance with state law and Zoning Ordinance No. 480, as amended, Section 44.3.c. Chairman Medici opened the public hearing and called upon the applicant or the applicant's representative to make such comments and present evidence as the applicant should desire. There being none, Chairman Medici called upon the applicant or the applicant's representative for a brief rebuttal. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from property lines for a residential accessory structure on property described as Lot 9, Block B, Quail Creek Estates, an addition to the City of Southlake, Tarrant County, Texas, and located at 2603 S. Quail Run Ct., Southlake, Texas. Current Zoning: "SF -1A" Single Family Residential District. The purpose of this request is to seek approval of a Variance to Zoning Ordinance No. 480, as amended, Section 11.5.c requiring a side yard of not less than 20' to allow an addition to the principal residence to be located approximately 13' 8" from the south property line and a Special Exception Use per Ord. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from property lines for a residential accessory structure to allow an approximately 708 square foot garage to be located approximately 13.51' from the north property line. The minimum required side yard setback for both requests is 20'. Please note that the existing home is located approximately 11.15' from the south property line. Zoning Ordinance No. 161, Section VIA "A-3" One -Family District, which was in place when the home was constructed in 1980, required a side yard of not less than 10% of the width of the lot, except that such side yard shall not be less than 5' and need not be more than 15'. The current Zoning Ordinance No. 480 was adopted in 1989 with the minimum 20' side yard setback requirement and all new construction is required to comply with the current ordinance.
