Kelly Goodness Amy Shelley From: Dr. Kelly Goodness <Kelly.Goodness@drgoodness.com> Sent: Monday, May 17, 2021 3:56 PM To: Mayor; Place 1; Place 2; Place 3; Place 5; Place 4; Place 6 Subject: Site plan proposed by Cooper& Stebbins May 18 Agenda Item Mayor and City Council, My name is Kelly Goodness and I reside at 1515 Meeting St. Although I am unable to attend the town council meeting in person, I would like to register my opposition to the site plan proposed by Cooper&Stebbins for two 5 story (garage floor plus 4 residential floors) condominiums. My objections include: • I purchased a Meeting St. home after asking what would be built across from my then proposed home and was told by the builder, the builder's representative, and several city employees that nothing had been approved only to now learn a concept plan had been approved long before my home was built. I had no reason to believe anything other than the same, or better type of structures would face me. • Despite the price points, many of the brownstones (even the new ones) have already become rentals bringing some of the usual renter problems and I have no doubt the proposed buildings will bring many more renters. • The height of the structures exceed what is permissible and would dwarf the adjacent brownstones. • The density caused by stacking so many homes one atop another is significantly higher than the density brownstones built in the same amount of space could bring. • The renderings show buildings that are inferior to Parkview as evidenced for one by the minimal balcony space. Those who would wish to purchase a high-end condominium would not be accepting of a unit without a balcony or a unit with a balcony that does not even allow room for chairs. The small balconies are indicative of run of the mill apartments and a much lower end project leading to concern about the overall quality of the buildings. • Extending Summit Ave. across Meeting St. to allow deliveries, Uber, and access to the buildings would cause the loss of a well-used, large multi bench seating area that is a significant feature of the park space. It would also greatly increase traffic through the entire residential area causing multiple safety concerns including for the resident children. Current and recent construction vehicles and delivery of construction materials has already caused damage to surrounding streets. If the buildings go forward, leaving the existing seating area in place and locating the entry road from Park Ridge Blvd. would be safer, preserve park space and would be more aesthetically pleasing. Such would allow the entire park space to have continuity. • The developer includes the existing parking on Meeting St. when representing there would be adequate parking without accounting for the existing Meeting St. or Park Ridge Rd. brownstone's need for several parking spaces per unit for guests, etc. Current parking is adequate for Meeting St. and Park Ridge Rd. Adding high density apartments to the mix will lead to parking nightmares. Thank you for your consideration. Respectfully, Kelly R.
