SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are applicable to the requested sion variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant -
The Shops of Southlake site plan includes afuture building site between the west facade of
St. Bernard and S- Carroll Ave- This building would potentially obstruct the view to a sign
located near the center of the building- Also, locating t -le -sigr close to the front of the
building will provide maximum visibilty to customers entering from the, main entrance
driveway -
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed -
The applicant has no control over a future building & landscaping that may obstruct a sign
located near the middle of the facade- Additionally, it is the intent to incorporate the sign as
ar architectural design feature that wraps the corner of the building and incorporates a
pedestrian blade sign on the north side of this feature -
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The sign letters are not proposed to be larger than what is allowed by ordinance and are
entirely consistent with adjacent property signage -
That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Locating the sigr near the middle of the facade, as required by ordinance, would simply be a
typical wall mounted sign as opposed to an integrated building design element that wraps the
corner of the building. The wrap element wriilI match the color of the storefront aluminum and
wwiII serve as a background for the letters -
