1. Place the city case number ZA21-0023 in the lower right corner of all sheets related to the final
plat submittal.
2. Provide an application fee payment in the amount of $325.00 made payable to City of Southlake.
Cash or check payments can be made in the Utility Billing office in Suite 200. Please see the invoice
at the end of this review. Online payments may be made by clicking on the link on the City of
Southlake website on EnerGov Customer Self Service, and follow:
• Select Pay Invoices
• Input the invoice number - inv-00012511
• Click on Search
• Click on Pay Now
3. Revise the title block as follows:
a. Add “1 Lot“ to the title
4. Revise the word “Owner” spelling (for City R.O.W. Owner).
5. Remove the City Council signature block.
6. Add a lienholder statement and signature block with notary to the plat. If there is/are no lienholder(s)
then add a statement to this effect. The standard language for these statements is attached.
7. Revise the surveyor’s certification to conform with the standard format as shown in Appendix 5.
8. Draw a line and label the City of R.O.W. (remove dedication label) included in boundary.
9. In the .0753 acre R.O.W. label box, remove “dedication”.

10. The following changes are needed with regard to adjacent properties within 200' to include properties
across any adjacent R.O.W.:
a. Show and label the name of the record within 200 feet of this property.
b. Show and label the existing easements within 200 feet of this property.
11. Add the following notes to the face of the plat:
a. Selling a portion of any lot within this addition by metes and bounds is a violation of state law
and city ordinance and is subject to fines and withholding of utilities and building permits.
b. The City of Southlake reserves the right to require minimum finish floor elevations on any lot
contained within this addition. The minimum elevations shown are based on the most current
information available at the time the plat is filed and may be subject to change. Additional lots,
other than those shown, may also be subject to minimum finish floor criteria.
c. The owners of all corner lots shall maintain sight triangles in accordance with the City
Subdivision Ordinance.
d. Compliance with the provisions of the City’s Storm Drainage Policy does not relieve a person
of the responsibility of complying with all other applicable laws, including, but not limited to,
Section 11.086, Texas Water Code.
e. Note describing correction in a bold box located in vicinity of title block. (No. 483-3.05-B)
12. The following changes are needed regarding the proposed lotting:
a. A 35' building setback line is required on both street frontages for a corner lot. Label the 40’
building line on Lot 2R-1.
b. Dimension all property corners to the centerline of the apparent existing ROW.
13. Add a lien holder acknowledgement, if needed, to the owner’s dedication. See at the end of this
review.

GENERAL COMMENTS:
1. There is an existing 7.5’ Utility Easement along the rear property line. Please show and label this
easement.
2. Please verify that there is not an existing Utility Easement along the western lot line where the
existing power poles reside.
3. It appears that there is more right of way that was dedicated to the City along Dove Road then being
shown. Please verify that the northern property line is accurate.

* All plats filed must have an original signed and stamped Tax Certificate submitted with it from each
taxing unit with jurisdiction of the real property, indicating that no delinquent taxes are owed and that
taxes for the current year have been paid. After September 1st, a certificate showing that the
taxes for that year are paid, but that the taxes for the upcoming year have yet to be calculated
is required. (House Bills 1563 & 3101). A copy of this information may be obtained from the Tarrant
County Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from
the old red courthouse). There is a service charge of $10 per account for this certificate. For more
information contact the Assessor/Collector’s office at 817-212-6847.
* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations. Minimum finish floor elevations may
be required on the following lots pending review of construction plans: Block A, Lot 1.
* Please submit a revised pdf "check print" prior to submitting the blackline mylar and paper
copy with original signatures.
* Original signatures and seals will be required on one blackline mylar and one blackline paper copy
prior to filing the plat. The mylar and paper copies will not be accepted if any erasures or original ink,
other than signatures or seals, appear on the plat.

* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
* All development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment
Control Ordinance No. 946, as amended.
