Vendor’s Lien to Manish Amar Lilani and Ritu Lalani, dated December 6, 2017, and recorded under
Instrument No. D217284413, Deed Records, Tarrant County, Texas, and being more particularly
described by metes and bounds as follows:
BEGINNING, at a found 5/8 inch iron rod for the southeast corner of the herein described Moran tract of
land, same being the most southerly southwest corner of that certain Lot 1, Block 1, Higgins Addition to
the City of Southlake, Tarrant County, Texas, according to the Plat recorded in Cabinet A, Slide 3895, Plat
Records, Tarrant County, Texas, and in the north boundary line of that certain Lot 21, Block B, Triple C
Ranch, Phase I, an Addition to the City of Southlake, Tarrant County, Texas, according to the Plat
recorded in Cabinet A, Slide 7971, Plat Records, Tarrant County, Texas;
THENCE, North 88 degrees 51 minutes 20 seconds West, in the north boundary line of said Lot 21, a
distance of 96.80 feet to a set 5/8‐inch capped iron rod for corner from which a found 1/2‐inch capped
iron rod bears South 19 degrees 25 minutes 03 seconds West, a distance of 1.08 feet for the described
southeast corner of that certain 1.003 acre tract of land described in Warranty Deed from John D. David
and Margaret David, to Alan Kay Custom Homes, LLC, dated October 19, 2006 and recorded under
Instrument No. D206333115, Deed Records, Tarrant County, Texas;
THENCE, North 01 degrees 53 minutes 57 seconds East, passing at a distance of 432.75 feet a found 5/8‐
inch capped iron rod on line, and continuing a total distance of 437.14 feet (437.34 feet by deed) to a
5/8‐inch capped iron rod for corner, same being in the south right‐of‐way line of East Dove Road;
THENCE, South 71 degrees 43 minutes 50 seconds East, in the south right‐of‐way line of said East Dove
Road, a distance of 100.64 feet to a found 1/2‐inch iron rod for corner;
THENCE, South 01 degrees 52 minutes 00 seconds West, passing at a distance of 392.73 feet a found
5/8‐ iron rod on line for the most southerly northwest corner of the aforementioned Lot 1, Block 1,
