This property is being rezoned from AG to SF‐30 to allow for the removal of the existing structures on
the site and the construction of a new single‐family residence on this property. The property is
unplatted and will be platted following approval of the zoning change request.
Notes:
Utilities: Water mains exist in Dove Road and have the capacity to provide services for the new
construction. Sewer service will be an onsite septic system.
Drainage: The site slopes from the rear to the frontage along Dove Road. No changes to the existing
drainage patterns are proposed.
Traffic Impact Analysis: This project will not create any increase in traffic on Dove Road.
Pedestrian Access Plan: There is an existing trail / sidewalk on the north side of Dove Road. There are no
sidewalks along this section of Dove Road on its south side.
