An appropriate plat (Plat Showing or Preliminary Plat and Final Plat) that complies to the underlying zoning must be processed and recorded with the County prior to the conveyance of
any lots or the issuance of any building permits. A Plat Showing must be approved by the City Council following a recommendation by the Planning and Zoning Commission (or a Final Plat
approved by the Planning and Zoning Commission) prior to the execution of a developer’s agreement and commencement of any site work.
Place the city case number ZA20-0068 in the lower right corner of all sheets related to the concept plan submittal.
Provide an application fee payment in the amount of $433.80 made payable to City of Southlake. Cash or check payments can be made in the Utility Billing office in Suite 200. Please see
the

Provide a Concept Plan in conformance with the requirements in Zoning Ordinance No. 480, as amended, Section 41, Concept Plans and the Concept Plan/Site Plan/Development Plan Submittal
Guidelines & Requirements. The following items need to be added to or revised on the provided site plan:
Vicinity map indicating the area in which the property is located.
Appropriate title, i.e., "Concept Plan for 1029 Shady Oaks Drive."
Add to the Title: include the State.
Include in the Title: gross acreage
Label the existing zoning of the property, the existing land use, the proposed land use designation, and any proposed zoning.
Adjacent tracts labeled with owner’s name, existing zoning and proposed land use designation (L.U.D.).
For ease of reading, remove the general project notes, general site notes, and window schedule from the concept plan sheet.
Provide the required easements along the north and south property lines.
Add a note on the concept drawing that the existing building will be removed.
The front building line will need to be shown from the new property line at the street with the required right-of way dedication.

* The Development Review Committee (DRC) has determined this pre-submittal is sufficient for formal submittal to the Planning and Zoning Commission subject to completing the changes
noted above. The applicant should be aware that a formal submittal for the next scheduled Planning and Zoning Commission meeting must be received at the City by 5:00 p.m. on January
19, 2021. A pdf of each plan must be submitted. If not received before the deadline, the item will be moved to a later P&Z agenda. If any significant changes, other than those noted
above are made to the submittal, the plan could be withheld from processing until a later meeting or remanded back to the Development Review Committee for review.
* A separate building permit is required prior to construction of any signs.
* All driveways/points of ingress/egress must comply with the Driveway Ordinance No. 634, as amended).
* All lighting must comply with the Lighting Ordinance No. 693, as amended.
* Discharge of post development runoff must have no adverse impact on downstream properties and meet the provisions of Ordinance No. 605. All development must comply with the Drainage
Ordinance No. 605 and the Erosion and Sediment Control Ordinance No. 946, as amended.
* The applicant should be aware that prior to issuance of a building permit, a fully corrected concept plan, landscape plan, irrigation plan, and building plans, must be submitted for
approval and all required fees must be paid. This may include but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer Impact and Tap Fees, and related
Permit Fees.
* In addition to the City of Southlake impact fees, please be aware that through the wholesale water customer contract with the City of Fort Worth, all new water connections are required
to pay the City of Fort Worth impact fee. The City of Fort Worth impact fee assessment is based on the final plat recordation date and building permit issuance. The applicant is encouraged
to review the City of Fort Worth's assessment and collection of Impact Fees Guide to determine the fee amount.
