Item 8 - Variance Request kimley-horn.com 13455 Noel Road, Two Galleria Tower, Suite 700, Dallas, Texas 75241 972 770 1300 Site Plan (I-1) District Land use, Development Regulations Variance Request for Mustang Business Park on a 26.27 Acre site near Mustang Court and Southwestern Street City of Southlake, Texas May 14rd, 2021 Case No. ZA21-0039 General Description of the Project: Kimley-Horn and Associates, Inc. respectfully submits the attached site plan package for the City of Southlake’s review. The subject property is approximately 26.27 acres and is part of the Decker, Harrison Survey. The site is zoned I-1 (Light Industrial) The proposed site is comprised of Tract 1B3 of the before mentioned survey, and is currently owned by Wright Mustang Business Park, LLC. The proposed site plan consists of three speculative distribution warehouse facilities totaling 340,180 SF. As a part of th is project’s Site Plan approval the following variance is requested: There is 22.3% of existing tree cover on the property and a minimum of 60% is required to be preserved per Tree Preservation Ordinance No. 585-E. A variance is requested to allow 27.6% of the existing tree cover to be preserved. Reference the landscape charts on sheet LP 1.00 for details on additional landscaping above code requirements proposed as a part of this project.
