EXECUTIVE
SUMMARY: On behalf of Schroeder Orthodontics, Advantage Signs is requesting approval of
variances to Sign Ordinance No. 704, as amended, for the building located at 1480
Corporate Circle, Southlake, Texas.
REQUEST
DETAILS: The property is located at 1480 Corporate Circle, which is generally located north of
W. Southlake Blvd. and east of N. Peytonville Ave., bounded by Trinity Presbyterian
Church to the east and south, by the Southridge Lakes subdivision to the north and
by the Southridge Executive Center, which is a single-story office building, to the
west.
The applicant has previously received approval under SV20-0007 for an upper story
sign on the west elevation that allowed 16-inch and 7-inch double stacked letters
and a 17.25-inch logo. With this sign variance request, the applicant is requesting
approval for a larger logo and letter height to match with the recently approved sign
variance for Giggles & Grins located on the south elevation upper story (SV20-
0012). The sign has halo lit orange letters and logo.
The applicant is requesting variances to Sign Ordinance No. 704, as amended, to
allow one upper story attached building sign (replace existing sign), for a larger 20-
inch logo height, and 18-inch height.

BACKGROUND INFORMATION
APPLICANT: Advantage Signs
OWNER: Not On Call LLC / Madone LLC
PROPERTY SITUATION: 1480 Corporate Circle
HISTORY: The following describes development history at this location:
-The property was annexed into the City in 1956 and given the “AG”
Agricultural zoning district designation.
- A Zoning Change (ZA89-001) from “AG” and “SF-1” to “R2” Retail-2 district
was approved March 21, 1989.
- The property was given the “C-3” General Commercial District zoning
designation with the adoption of Zoning Ordinance No. 480 and the Official
Zoning Map in September of 1989.
-A Preliminary Plat (ZA90-072) for Lots 1, 2 and 3, Block 6, Southridge
Lakes, was approved February 5, 1991.
-A Final Plat (ZA90-073) for Lots 1 and 2, Block 6, Southridge Lakes, was
approved February 5, 1991.
-A Zoning Change and Concept Plan (ZA99-032) from “C3” General
Commercial to “CS” Community Service for Southlake Presbyterian Church
was approved by City Council on July 6, 1999.
-A Plat Revision (ZA99-034) for Lot 3, Block 6, Southridge Lakes Addition
was approved by City Council on September 21, 1999.
-A Site Plan (ZA99-042) for Southlake Presbyterian Church Phase I was
approved by City Council on September 21, 1999.
-A Site Plan (ZA99-042) for Southlake Presbyterian Church Phase I was
approved by City Council on September 21, 1999.
-A Zoning Change and Site Plan (ZA08-100) for Southlake Presbyterian
Church from “C3” Retail Commercial District to “CS” Community Service
District in order to rezone the lot fronting on Corporate Circle to match the
zoning of the existing church was approved January 6, 2009. The Site Plan
included an expansion to the church and showed the existing driveway
connection to Corporate Circle. A future parking lot with 92 spaces was
shown on the lot fronting on Corporate Circle.
-A Zoning Change and Site Plan (ZA18-0005) for Southlake Professional
Centre from “C-3” General Commercial District and “CS” Community Service
District to “S-P-1” Detailed Site Plan District was approved by City Council
September 4, 2018.
- June 2, 2020; City Council approved two upper story signs on the west
elevation for Giggles & Grins and Schroeder Orthodontics with both signs
compliant in maximum letter/logo height, area and type. Noting that per the
Sign Board’s motion that any additional signage on the first floor will not be
allowed without returning to the Sign Board and City Council for variance
approval. (SV20-0007)
- September 15, 2020; City Council approved the applicant’s request to
relocate the west upper story sign to the upper story of the south elevation;

noting the previous approved variances related to the sign such as the upper
story location, letter height, and congruency with the lease space shall
remain in place. (SV20-0012)
STAFF COMMENTS: City Council approval of the proposed signs does not eliminate the
requirement for appropriate sign application submittal prior to the installation

Variance Criteria:
9.6.2 VARIANCES
a. Variance Authorized. The City Council may authorize variances to any
restriction set forth in this ordinance, including but not limited to the
number, type, area, height, or setback of signs, or any other aspect
involved in the sign permitting process.
b. Approval Standards. In granting any variance, City Council shall
consider the following criteria:
(i) Special conditions exist which are peculiar to the land, structure
or building involved and are not applicable to other lands,
buildings or structures in the same zone. The City may attach
such conditions to granting all or a portion of any variance
necessary to achieve the purpose of this ordinance, and;
(ii) The strict interpretation of the provisions of the ordinance would
deprive the applicant of rights commonly enjoyed by other
properties in the same zone under the terms of the ordinance,
and;
(iii) The special conditions and circumstances do not result from the
actions of the applicant and such conditions and circumstances
do not merely constitute pecuniary hardship or inconveniences,
and;
(iv) Granting the variance will meet the objectives of the ordinance
and not be injurious to the adjoining property owners or otherwise
detrimental to the public welfare, and;
(v) The request will be the minimum variance necessary to alleviate
the special hardship or practical difficulties faced by the applicant
in meeting the requirements of this ordinance; and;
(vi) Granting of the variance will be in harmony with the spirit and
purpose of this sign ordinance.
(vii) Granting of a variance shall be specific to the subject sign(s). Any
modification of the signage approved by the variance or the
installation of new or replacement signage that does not meet the
specific requirements of the City Council variance approval is
prohibited and will be deemed non-compliant.
Application Process. Any request for a variance shall be made to the
Administrative Official and be accompanied by a completed application and

a non-refundable filing fee in the amount specified in the current fee schedule
adopted by City Council. The sign variance will be considered by the City
Council following a recommendation by the Sign Board. The Sign Board’s
recommendation will be forwarded to the City Council for their consideration.
