WHEREAS, we, RICHARD GOODWIN GRANDY AND MORGAN BROWN GRANDY, are all of the owners of
a tract of land situated in the J. Childress Survey, Abstract No. 254, County of Tarrant, according to
the deed recorded in Instrument Number D221013517, of the Official Public Records, Tarrant
County, Texas, (OPRTCT), more particularly described as follows determined from Kenneth H. Yazel -
Jr., RPLS 6182 on March 23, 2021 (ground distances are expressed in US survey feet using a project
combined scale factor of 1.00012):
BEGINNING at a found 1/2" iron rod with cap stamped "B&D Surveying" having Texas Coordinate
System of the North American Datum of 1983 (2011) EPOCH 2010, North Central Zone Grid -
Coordinates of Northing 7044699.2 and Easting 2386919.2 at the southwest corner of said Grandy
tract, on the north right-of-way line of Burney Lane (variable width) and the southwest corner of
said Lot 8, from which a found 5/8" iron rod at the northwest corner of Lot 23, Block 4, an addition
to Tarrant County, Texas recorded in Instrument Number D180054247, OPRTCT bears North 89
degrees 46 minutes 41 seconds East, a distance of 30.54 feet; _
THENCE North 00 degrees 20 minutes 07 seconds West (Grid Bearings based on said Texas
Coordinate System), with the east right-of-way line of said Burney Lane, the west line of said Grandy
tract and the west line of said Lot 8, a passing distance of 86.25 feet to a found 1" iron rod at the
northwest corner of said Lot 8 and the Southwest corner of said Lot 7, continuing a total distance of
171.13 feet to a found 60d nail in tree at the northwest corner of said Grandy tract, the northwest
corner of said Lot 7, the east right-of-way line of said Burney Lane and being on the south line of Lot
1, Block A, Carmel Bay, an addition to Denton County recorded in Instrument Number D186028170,
Official Public Records, Denton County, Texas (OPRTCT);
THENCE North 89 degrees 44 minutes 41 seconds East, with the north line of said Grandy tract, the
north line of said Lot 7 and the south line of said Lot 1, a distance of 524.02 feet to a found 1/2" iron
rod with cap stamped "B&D Surveying" at the northeast corner of said Grandy tract, being at an
inner ell corner of Grapevine Lake;
THENCE South 40 degrees 03 minutes 04 seconds West, with the west line of Grapevine Lake and
the east line of said Grandy tract, a distance of 224.71 feet to a found 1/2" iron rod with cap
stamped "B&D Surveying" at the southeast corner of said Grandy tract and the northeast corner of
said Lot 23;
THENCE South 89 degrees 46 minutes 41 seconds West, with the south line of said Grandy tract, the
north line of said Lot 23 and the south line of said Lot 8, a distance of 378.42 feet to the POINT OF
BEGINNING and containing 1.774 acres or 77,276 square feet of land, more or less.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That we, RICHARD GOODWIN GRANDY AND MORGAN BROWN GRANDY, being all of the owners, do
hereby adopt this plat designating the hereinabove described proporty as Lot 16, JOHN CHILDRESS
