ITEM #4 DISCUSSION – Review, discuss and make recommendations on a
proposed approximately 8,400 square foot STEAM building and 25 parking spaces
to be added to the existing Clariden School at 100 Clariden Ranch Rd.
Staff presentation: Ken Baker
• Site plan proposal to add approx. 8,400 sq. ft. one-story STEAM building and 25
parking spaces to be added to the existing Clariden School
o Approx. 8,100 sq. ft. of the 8,400 sq. ft. will serve as a storm shelter
• Addition includes 4 classrooms, a science lab, and maker space
• Current zoning: S-P-2 Generalized Site Plan District
o The Concept Plan that was approved with the original “S-P-2” zoning
approved in 2001 includes eight buildings totaling 107,800 square feet and
239 parking spaces
o The proposed building and parking additions are consistent with the
original “S-P-2” Zoning Change and Concept Plan
• May 15, 2001 approved Concept Plan
o Two – story 22,800 square foot building. 219 parking spaces and 204,100
sq ft shown on the concept plan
o Proposed building is smaller than what is shown on the concept plan.
Number of parking spaces also far less than on original concept plan.
Questions for staff by the Committee:
Shawn McCaskill: The original concept plan was approved 20 years ago. So, this won’t
be a zoning change proposal, just a site plan proposal?
Ken Baker: Yes, that is correct.
Applicant presentation by:
N/A – Straight to questions
Questions for applicant by the Committee:
Shawn McCaskill: I think the only thing we’ll want to know is that the new building will
match the other existing buildings, as far as the elevations and materials.
Applicant: Yes that is correct.
Shawn McCaskill: It looks like this building is far away from residential, so unsure if any
of the surrounding neighbors will have issues with it. We still recommend reaching out
to them for their feedback. Looks pretty straight forward.
