FORUM SUMMARY: Property Situation: The property is located at 2450 Crooked Lane. Development Details: GMI Commercial Contractors have plans to develop a 13.16 -acre site located at 2450 Crooked Lane. The Project would rezone the property to an S -P-2 for phase 1 and phase 2 of the project. The first phase of the project will have a base zoning of 1-1 and will include an 80,000 sf facility that GMI will using for light manufacturing and their corporate headquarters and the second phase of the project will consist of a mixed-use flex space and have a base zoning of 1-1. What is the grade fall across the property? It is a 10% slope that will be regraded (trees will be removed) to be able to construct the buildings. There will be retaining walls installed to level the property and to protect the remaining trees. 2. How are you going to handle the drainage on Crooked Lane and how the construction will affect the drainage? The development will include a detention pond that will handle most of the site drainage (this water will not discharge onto Crooked Lane). The detained water will be released at a slower rate into a 36 -inch pipe that goes under S. Nolen Drive. The development will install over 1,000 ft. of drainage pipe to convey the water to the S. Nolen Drive pipe. Some of the property with existing trees and undisturbed grass will drain towards Crooked Lane. 3. Concerned about the commercial property across the street where the development filled in a ditch and placed a sidewalk on it causing flooding on Crooked Lane. The company was not part of this development and cannot speak on it. 4. How much noise will this development generate once it is operational? Noise will be limited to interior assembly of the wall units, no large machines. A truck will be delivering materials once a week. 5. Have you been in contact with the neighbors directly affected by the development? Yes. We have spoken with the two neighbors across the street at the P&Z meeting and tried to work with their concerns about the drainage and everything else. 6. Along Crooked Lane, what is the distance from tree line to the street pavement. Ten foot landscape buffer is required, but we are installing a 20 ft. of landscaping and the parking lot. 7. Who maintains the landscaping on the property? The property owner is required to maintain the property. 8. Is there any requirement to replace any trees that die during construction? We will be required to protect trees and mitigate any saved tree that dies during construction. No access onto Crooked Lane. 10. Will there be any access from the property onto Crooked Lane? No. Site access will be from S. Nolen Drive, through the two drives to the west to S. Kimball Avenue, and north to Village Center Drive. 11. Will there be a lot of traffic generated from this development? There is a detailed traffic study generated for the development. There will be lower traffic generated from the light industrial use and will not negatively impact the site.
