CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY
ON 03/19/21 AND WE OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE
HEREBY MADE CONDITIONS OF SITE PLAN APPROVAL UNLESS SPECIFICALLY AMENDED BY
THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED FURTHER CLARIFICATION,

outside the building through the gates shown. Please ensure that the patio complies with all
TABC patio barrier requirements and describe compliance in the written narrative and variance
letter.
3. The property is in the Corridor Overlay Zone, which requires all exposed columns to be
constructed of, or clad in, the same masonry material as the principal structure. A variance has
been requested to allow the metal columns as shown on the elevations and renderings.
* ADA accessibility regulations require a minimum clearance of 36” on the sidewalk adjacent to
the patio. A minimum 36” clearance is dimensioned on the plan.

GENERAL COMMENTS:
Extend fire sprinkler heads from the interior of the business into the common exterior wall with
dry sidewall heads to provide proper coverage onto the covered patio areas.
Fire extinguishers will be required on both covered patios if access to available fire
extinguishers within the occupancy is not possible due to having only exterior access to these
areas.
