General Description of the Project:
Kimley-Horn and Associates, Inc. respectfully submits the attached site plan package for the City of
Southlake’s review. The subject property is approximately 26.27 acres and is part of the Decker,
Harrison Survey. The site is zoned I-1 (Light Industrial)
The proposed site is comprised of Tract 1B3 of the before mentioned survey, and is currently owned
by Wright Mustang Business Park, LLC.
The proposed site plan consists of three speculative distribution warehouse facilities totaling 340,180
SF.
Permitted Uses:
The permitted uses are as allowed in the “I-1” Light Industrial District
Development Regulations:
The development will comply with the “I-1” Light Industrial District with the following exceptions:
1.) Any building lying more than one hundred (100) feet from any area zoned in a residential
classification shall not exceed forty (40) feet in height.
Tree Preservation & Mitigation:
The development will comply with the Tree Preservation & Mitigation ordinances with the following
exceptions:
1. For non-single family residential development, credit for existing trees within the floodplain
will be allowed to count towards buffer yard planting requirements. (Ordinance 42.4.8)
2. A replacement tree is any tree on the city’s approved tree list that is 4" caliper and planted
within the site boundary. (Ordinance 585-E.9.2.)
3. Minimum plant material size for single trunk canopy trees and ornamental trees shall be 4"
caliper minimum. (Ordinance 544-B.5.3.b)
4. Any tree that is planted back on site shall meet the requirements of a replacement tree and
count towards tree mitigation replacement.

Variance Section
1.) A variance request to Driveway Ordinance No. 634, as amended, Section 5.2 (d) regarding
stacking depth. A variance is requested to allow a stacking depth of 0’ measured from the
property line. The functional stacking depth is approximately two-hundred and eighty (280)
feet when exiting, and sixty (60) feet when entering the property.
