A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE y
PERMIT FOR SINGLE FAMILY (ATTACHED AND
DETACHED) RESIDENTIAL ON PROPERTY WITHIN THE
CITY OF SOUTHLAKE, TEXAS, BEING LEGALLY
DESCRIBED AS TRACT 2A AND A PORTION OF 2A5, R.
EADS SURVEY, ABSTRACT NO. 481, MORE FULLY AND
COMPLETELY DESCRIBED IN EXHIBIT "A", AND AS
DEPICTED ON THE APPROVED CONCEPT PLAN
ATTACHED HERETO AND INCORPORATED HEREIN AS
EXHIBIT `B" AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit for single family (attached and detached) residential has
been requested by a person or corporation having a proprietary interest in the property zoned as
DT" Downtown District; and,
WHEREAS, in accordance with the requirements of Section 45.1 (43) of the City's
Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City Council have
given the requisite notices by publication and otherwise, and have afforded the persons interested
and situated in the affected area and in the vicinity thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of such
Specific Use Permit is in the best interest of the public health, safety, morals and general welfare of
the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for single family (attached and detached) residential
on the property being legally described as Tract 2A and a portion of 2A5, R. Eads Survey, Abstract
No. 481, more fully and completely described in Exhibit "A", and as depicted on the approved
Concept Plan attached hereto and incorporated herein as Exhibit `B" and providing an effective date,
subject to the provisions contained in the comprehensive zoning ordinance and the restrictions set

forth herein. The following specific requirements and special conditions shall be applicable to the
granting of this Specific Use Permit:
1. Such other conditions as established in the motion made by the City Council at the
regular meeting on April 1, 2003, attached hereto and incorporated herein as Exhibit
C„
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.

Being Tract 2A and a portion of 2A5, R. Eads Survey, Abstract No. 481.
BEING a 13.794 acre tract of land situated in the Richard Eads Survey Abstract No. 481, City of Southlake,
Tarrant County, Texas, and being a portion of that called 41.850 acre tract of land described in deed to PKB
Enterprises Ltd. recorded in Volume 14661, Page 525, Deed Records of Tarrant County, Texas, (DRTCT),
said 13.794 acre tract of land being more particularly described as follows:
COMMENCING at a 1/2 -inch iron rod with cap stamped "Landes & Assoc." found for the southeast corner of
said 41.850 acre tract of land same being the southwest corner of that certain tract of land described in deed
to Diamond Shamrock Corporation recorded in Volume 6812, Page 2108, DRTCT and being in the northerly
right-of-way line of F.M. Highway No. 1709, (E. Southlake Boulevard, a called 130 -foot right-of-way);
THENCE North 00°01'16" West, along the common line of said 41.850 acre tract of land and said Diamond
Shamrock tract of land, a distance of 343.11 feet to a 5/8 -inch iron rod with cap stamped " Bury+ Partners"
found for the POINT OF BEGINNING;
THENCE WEST, a distance of 354.58 feet to a 5/8 -inch iron rod with cap stamped "Bury+Partners" found for
corner;
THENCE SOUTH, a distance of 109.00 feet to a 5/8 -inch iron rod with cap stamped "Bury+Partners" found for
corner;
THENCE WEST, a distance of 151.50 feet to a 5/8 -inch iron rod with cap stamped " Bury+ Partners" found
corner;
THENCE NORTH, a distance of 255.59 feet to a point for corner;
THENCE NORTH 45000'00" West, a distance of 19.10 feet to a point for corner;
THENCE WEST, a distance of 504.49 feet to a point for corner in the easterly right-of-way line of Central
Avenue (a 71 foot right-of-way at this point);
THENCE NORTH along said easterly right-of-way line, a distance of 37.31 feet to a 1/2 -inch iron rod found
for corner;
THENCE North 30000'00" East continuing along said easterly right-of-way line, at a distance of 331.80 feet
passing a 1/2 -inch iron rod found for the northeast corner of SOUTHLAKE TOWNE SQUARE, Phase I, an
addition to the City of Southlake described by plat recorded in Cabinet A, Slide 4892, Plat Records of Tarrant
County, Texas, continuing along the projected easterly right-of-way line of said Central Avenue in all for a
total distance of 679.00 feet to a point for corner;
THENCE South 60000'00" East, a distance of 5.77 feet to a point for corner;
THENCE EAST, a distance of 321.62 feet to a point for corner;
THENCE South 60000'00" East, a distance of 272.38 feet to a point for corner;
THENCE SOUTH, a distance of 21.31 feet to a point for corner;
THENCE EAST, a distance of 121.84 feet to a point for corner in the common line of said 41.850 acre tract of
land and said Diamond Shamrock tract of land;
THENCE South 00001'16" East, along said common line, a distance of 625.04 feet to the POINT OF
BEGINNING;
CONTAINING a computed area of 600,870 square feet or 13.794 acres of land.
