RESOLUTION NO. 00-89
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE
PERMIT FOR OUTSIDE TRAILER STORAGE, GARDEN
CENTER STORAGE, AND PALLET STORAGE AS PART OF
A RETAIL OPERATION ON PROPERTY WITHIN THE CITY
OF SOUTHLAKE, TEXAS, BEING LEGALLY DESCRIBED
AS LOT 2, BLOCK 1, FARRAR ADDITION, BEING 23.003
ACRES, MORE FULLY AND COMPLETELY DESCRIBED IN
EXHIBIT "A", AND AS DEPICTED ON THE APPROVED
SITE PLAN ATTACHED HERETO AND INCORPORATED
HEREIN AS EXHIBIT "B" AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, a Specific Use Permit for outside trailer storage, garden center storage, and
pallet storage as part of a retail operation has been requested by a person or corporation having a
proprietary interest in the property zoned as "C-3" General Commercial District; and,
WHEREAS, in accordance with the requirements of Sections 45.1 (27) and 45.11 of the
City's Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City
Council have given the requisite notices by publication and otherwise, and have afforded the persons
interested and situated in the affected area and in the vicinity thereof, and,
WHEREAS, the City Council does hereby find and determine that the granting of such
Specific Use Permit is in the best interest of the public health, safety, morals and general welfare
of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for outside trailer storage, garden center storage,
and pallet storage as part of a retail operation on the property being legally described as Lot 2, Block
1, Farrar Addition, being 23.003 acres, more fully and completely described in Exhibit "A", and as

depicted on the approved Site Plan attached hereto and incorporated herein as Exhibit "B" and
providing an effective date, subject to the provisions contained in the comprehensive zoning
ordinance and the restrictions set forth herein. The following specific requirements and special
conditions, if any, shall be applicable to the granting of this Specific Use Permit:
1. A waiver is granted to allow the masonry/wrought iron combination around the
garden center;
2. A minimum height of 10' and maximum height of 12' is allowed for screening
of the garden center and trailer storage areas. A masonry wall made of materials
similar to the principle structure with a solid gate of a material other than wood
is required around the trailer storage area;
3. An 8' masonry wall made of materials similar to the principle structure with a
gate of a material other than wood is required around the pallet storage area; and
4. Such other conditions as established in the motion made by the City Council at
the regular meeting on October 17, 2000, attached hereto and incorporated herein
as Exhibit "C."
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.

REGULAR PLANNING AND ZONING
COMMISSION MEETING
September 7, 2000
Motion was made to approve ZA00-095 subject to Site Plan Review Summary No. 2, dated
September 1, 2000, amended as follows:
Item #1 allow screening to be a combination of wrought iron and masonry (similar to the
principle structure) around the existing and proposed garden center areas;
Item #2 allow a minimum of 10' and a maximum of 12' for screening of the garden center and
trailer storage areas, and require a masonry wall similar to the principle structure around the
trailer storage area with a solid gate of a material other than wood;
Item #3 require an 8' masonry wall similar to the principle structure around the pallet storage
area with a gate of a material other than wood;
And also require that concept drawings be provided for each storage area for the City Council
meeting along with a proposal for the gates.

Motion was made to approve Resolution No. 00-89, (ZA 00-095), subject to the recommendation
made by the Planning and Zoning Commission and allowing height variances requested by the
applicant; granting the waiver to the masonry/wrought iron combination around the garden center.
