RESOLUTION NO. 93-06
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE
PERMIT FOR EQUESTRIAN USES FOR THE LOCATION
DESCRIBED AS BEING A 9.615 ACRE TRACT OUT OF
THE A. ROBINSON SURVEY, ABSTRACT NO. 1131,
TRACT 9; AND MORE FULLY AND COMPLETELY
DESCRIBED IN EXHIBIT "A"; CURRENT ZONING IS
AG" AGRICULTURAL; PROVIDING AN EFFECTIVE
DATE.
WHEREAS, a Specific Use Permit for Equestrian uses has been
requested by a person or corporation having a proprietary interest
in the property described in Exhibit "A" attached hereto; and,
WHEREAS, in accordance with the requirements of Section 45.1
18) of the City's Comprehensive Zoning Ordinance, the Planning and
Zoning Commission and the City Council have given the requisite
notices by publication and otherwise, and have afforded the persons
interested and situated in the affected area and in the vicinity
thereof; and,
WHEREAS, the City Council does hereby find and determine that
the granting of such Specific Use Permit is in the best interest of
the public health, safety, morals and general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF SOUTHLAKE, TEXAS, THAT:
SECTION 1
A Specific Use Permit is hereby granted for Equestrian uses on
the property described in Exhibit "A" attached hereto, subject to
the provisions contained in the comprehensive zoning ordinance and
the restrictions set forth herein. The following specific
requirements and special conditions shall be applicable to the
granting of this Specific Use Permit:
1. Maximum number of horses at 25
2. No horses for rent
3. No public address system --hand held or otherwise
4. No lights in the arena past 9:00 p.m. --other than safety
lights
5. Arena must be screened on west and north sides with
hedges for length and width of the structure

6. Regularly scheduled removal of waste products --a minimum
of twice monthly
7. Driveway on N. White Chapel to be moved south to
sufficiently offset the Cooper's driveway across the
street
8. Subject to City staff's review letter dated 1/14/1993.
SECTION 2
This resolution shall become effective on the date of approval
by the City Council.

ON 1/11/93 AND WE OFFER THE FOLLOWING STIPULATIONS. IF YOU HAVE

1. Land area in notes should match description.
2. Add to the notes: Land Use Designation (L.U.D.) = Medium Density
Residential".
3. Label all adjacent tracts with existing L.U.D. from the Land Use
Map.
All entry drives and parking areas must be paved with an all
weather surface.
Staff recommends determination of required parking stalls for cars
and trailers as a part of the S.U.P. Our ordinance does not
address it and several cities we called also have not addressed
this type of use. As a starting point, staff would recommend one
parking stall for every two horse stables and one trailer parking
area for every six horse stables.
Site plan will have to show fire lanes within 150' of all exterior
walls of all buildings.
This building will be classified as an A-4 occupancy and must meet
all requirements of the 1991 Edition of the Uniform Building Code
for type of construction, allowable area, area separation,
lighting, sanitation and exiting. Contact Lee Roberts, Building

Staff has sent the applicant a copy of the Fire Marshalls comments.
Bufferyards are not required for this use due to the adequacy of
AG' zoning for the proposed use.
