Zoning Narrative
1029 Shady Oaks Drive
This rezoning request is for the referenced address and consists of approximately 1.50 acres of
unplatted land. The existing zoning is AG, but is currently used as a single family residence.
The zoning being requested is SF-1A for a single family residence. The new zoning district will
be consistent with the zoning of the property to the east (SF-1A) and the Land Use Plan. The
properties to the north and south are both zoned AG, but appear to have a single family
residence use.
No variances are being requested at this time; however, a copy of the proposed building
elevations have been provided for verification that the proposed building is in compliance with
the SF-1A height regulations.

Concept Plan Narrative
1029 Shady Oaks Drive
This Concept Plan request is for one single family residence. The Concept Plan is being
submitted concurrently with a zoning request to rezone the property from AG to SF-1A. Upon
approval of the zoning and concept plan, a plat will be submitted for approval since the property
is currently unplatted.
One existing residence on the subject site will be demolished. The existing driveway will be
relocated within the property’s frontage. The existing water and sanitary sewer connections will
continue to be used for the new residence. No underground storm drainage is being proposed.
