REGULAR SESSION:
1. Call to Order: Chair Medici called the Regular Session to order at 6:30 P.M.
2. Executive Session: No executive session was held.
3. Approval of the Minutes: Chair Medici opened the discussion of the minutes of the Zoning
Board of Adjustment meeting held on October 15, 2020.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
October 15, 2020, noting the correction to be made on Line 62.

Ayes: Medici, Treichler, Reynolds, Snead and King
Nays: None
Abstain: None
Vote: 5-0-0
Motion: Approved
Board member Smith arrived at 6:42 p.m
4. Administrative Comments: Planner Schell announced that the next meeting is scheduled for
November 12, 2020 and that there are no submittals for that meeting.
Agenda Item No. 5 ZBA20-0012, Special Exception Use per Ord. No. 480, as amended, Section
44.12(6) for a reduction in the required setback from property lines for a residential accessory
structure, on property described as Lot 1A, Block 1, Whitener Addition, an addition to the City of
Southlake, Tarrant County, Texas and located at 1605 N. Pearson Ln., Southlake, Texas.

Planner Schell presented details of the case with a slide show presentation to the Board. The
applicant, Jon Calabrese, is requesting approval of a Special Exception to Zoning Ordinance
No. 480, as amended, Section 44.12(6) requiring a reduction in the required setback from
property lines for a residential accessory structure.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Jon Calabrese, 1605 N. Pearson Ln., Southlake, Texas, the applicant and owner, once sworn in,
presented testimony and answered questions from the Board.
Chair Medici asked if there were those in the audience who wished to speak in support of the
request.
There being none, Chair Medici asked if there were those in the audience who wished to speak
in opposition to the request.
There being none, Chair Medici called upon the applicant or the applicant's representative for a
brief rebuttal.
The applicant did not have a rebuttal.
Chair Medici closed the public hearing and opened the item for discussion from the Board.
A motion was made to approve case ZBA20-0012 with the stipulation that the setback be 7' from
the side property line.

Nays: Snead
Abstain: None
Vote: 4-1-0
Motion: Approved
6. Meeting Adjournment: Chair Medici adjourned the meeting at 7:29 P.M.
