Property Situation:
The property is located at 1901 W. Kirkwood Blvd.
Development Details:
The applicant is proposing a full -service hotel with restaurant on approx. six (6) acres. Potential
to develop a second restaurant (two pads on site). Goal to have decreased paving for parking,
more tree preservation, and use greenspace as an amenity.

Narrative:
We would like to develop a Full -Service Hotel on
the site and allow for the eventual development of
two (2) restaurants on the site.
This project will be at the western gateway to the
City of Southlake.
Tree preservation is key for the success of the
project.

Quality Development - this project is a high --end
full -service hotel and upscale restaurant
development of the highest quality standards.
Balanced — The development allows for both
commercial operations and tree and land amenity
preservation.
Mobility — TOOT right-of-way onto this property
allows for safer mobility conditions at the frontage
road..

Open Spaces — The development allows for open
space to creek behind the site and along center
treed area and prairies at the periphery. Limited
amount of paving. Link to TD Ameritrade Urban
Trail.
Economic Development — Promotes tourism and
travel and provides meeting places for local
businesspersons to meet. Provides options for
guests of residents.
Sustainability — Tree and permeable coverage is
paramount and aligns with neighbors wooded
environment.

Partnerships — Promotes meeting places for local
philanthropic groups and community events.
Infrastructure - allows for TxDOT deceleration lane
for exit onto Kirkwood from frontage road and
does not negatively impact existing infrastructure.
Tourism — Gives visitors multiple options for
hospitality and event space options as well.
Restaurants will induce visitors from Westlake and
Trophy Club. Quick ride from DFW Airport.
Goal:
Gain Site Plan approval at Southlake City Council
for the full -service hotel and internal restaurant.
Approval of concept plan for remainder of the site.
NOT approving site plan/ building layouts nor
facades, etc for restaurant pad buildings.
Restaurant Pad users will have to gain approval
with City Council during their own
predevelopment period.

Timing:
Upon approval, development of the site would
begin immediately and would be complete within
16 months.
Restaurant Pads to be marketed after approval.
