Potential to develop a second restaurant (two pads on site). Goal to have decreased paving for parking, more tree preservation, and use greenspace as an amenity. Balanced — The development allows for both commercial operations and tree and land amenity preservation. Mobility — TOOT right-of-way onto this property allows for safer mobility conditions at the frontage road.. Sustainability — Tree and permeable coverage is paramount and aligns with neighbors wooded environment. Infrastructure - allows for TxDOT deceleration lane for exit onto Kirkwood from frontage road and does not negatively impact existing infrastructure. Goal: Gain Site Plan approval at Southlake City Council for the full -service hotel and internal restaurant. Approval of concept plan for remainder of the site. NOT approving site plan/ building layouts nor facades, etc for restaurant pad buildings. Restaurant Pad users will have to gain approval with City Council during their own predevelopment period.
