Zoning and Floodplain
Dear Mrs. Endy,
The intent of this zoning change application is to change the zoning of 1507 E. Dove Rd from Agricultural
to SF-1 to allow the two adjacent properties owned by Mr. Chadd & Sarah Hessing to be platted together.
There is both “Zone AE” Floodplain and Floodway per FEMA panel 48439C0085K on this property. At this
time, no development is being proposed. The “Concept Plan” attached with this application shows most
of the potential buildable area in the floodplain, necessitating the potential need for reclamation. The
Base Flood Elevation (BFE) where new construction can occur is 575’. To meet the City’s 2’ above BFE
ordinance, the minimum finished floor for any new construction is 577’.
