KNOW ALL MEN BY THESE PRESENTS:
That the City Council of the City of Southlake, County of Tarrant, State of Texas, after
careful study and consideration, has determined that a portion of an existing water easement
located on Lot 20R, H. Granberry No. 581 Addition, An addition to the City of Southlake,
Tarrant County, Texas and recorded in the Tarrant County Plat Records instrument number
D219189742 hereinafter specifically described, is not being used by, nor useful or convenient to
the public in general; therefore, it constitutes a public charge without a corresponding public
benefit, and the public would be better served and benefited by its vacation and partial
abandonment. For and in consideration of the above findings and for other good and valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, the City of
Southlake does hereby bargain, sell, release, vacate, abandon and forever quitclaim unto
Southlake Commons, LP and any and all of their heirs, legal representatives or assigns, all of
theirs right, title, and interest in and to the following described real property situated in Tarrant
County, Texas,to wit:
Lot 20R, H. Granberry No. 581, Recorded in Volume D219189742 of the
Tarrant County Records.

FIELD NOTE DESCRIPTION OF FIVE SQUARE FEET OF LAND
Being five square feet (5 SF) of land out of the H. Granberry Survey, Abstract No. 581,
and situated in the City of Southlake, Tarrant County, Texas, being surveyed by Miller
Surveying, Inc. of Hurst, Texas in June of 2020, said easement being a portion of Lots
20R, Block 1, H. Granberry No. 581 Addition, an addition to the City of Southlake,
Texas according to the plat thereof recorded as Instrument No. D219189742 of the
Official Public Records of Tarrant County, Texas, and being more particularly
described by metes and bounds as follows:
Commencing at a 1/2 inch "MILLER 5665" capped steel rod found for an inner corner
of said Lot 20R from which a 5/8 inch capped steel rod found in the westerly
right-of-way line of White Chapel Road, being the most easterly southeast said Lot
20R; Thence North 17 degrees 43 minutes 41 seconds West a distance of 58.13 feet
to the intersection of the southerly boundary line of a 15 foot water easement
dedicated by said plat and the westerly wall of "Building 7" shown on approved Site
Plan, Southlake City Case No. ZA18-0004 dated April 27, 2018, being the point of
beginning of the tract described herein;
Thence North 00 degrees 17 minutes 55 seconds West with said westerly wall a
distance of 2.08 feet to an angle point therein;
Thence North 87 degrees 57 minutes 34 seconds East continuing with said wall a
distance of 2.31 feet to the easterly terminus of said easement;
Thence South 00 degrees 01 minutes 39 seconds with said easterly terminus a
distance of 2.14 feet to the southeasterly corner of said easement;
Thence South 89 degrees 31 minutes 45 seconds West with the southerly boundary
line of said easement a distance of 2.31 feet to the point of beginning and containing
five square feet (5 SF) of land, more or less.
The intent of this description is to cover all of that portion of said water easement
lying within the footprint of Building 7 as shown on approved Site Plan, Southlake
City Case No. ZA18-0004 dated April 27, 2018.
