Members Present: Board members: Chair Jeff Medici, Vice Chair David Treichler, Michael
Quinones- Place 1, Trey Verbick, Place 3, Austin Reynolds Place 4, Robert Kemins- Alternate
2, and Heather King- Alternate 4.
Members Absent: Hannah Smith- Alternate 1 and Clinton Snead- Alternate 3.

REGULAR SESSION:
1. Call to Order: Chair Medici called the Regular Session to order at 6:31 P.M.
2. Executive Session: No executive session was held.
3. Approval of the Minutes: Chair Medici opened the discussion of the minutes of the Zoning
Board of Adjustment meeting held on August 13, 2020.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
August 13, 2020.

Board member Heather King was not present for the approval of the minutes and arrived at 6:49

4. Administrative Comments: Richard Schell, Principal Planner, welcomed the new members
and introduced staff members Katie Blizzard and Andrea Parrott, future Board Secretaries.
Planner Schell also announced that the next meeting is scheduled for September 24, 2020 and
that there are no submittals for that meeting.
Agenda Item No. 5 ZBA20-0009 Special Exception Use per Ord. No. 480, as amended,
Section 44.12(6) for a reduction in the required setback from property lines for a residential
accessory structure, on property described as Lot 6, Block 5, Carillon Phase 4B, an addition to

the City of Southlake, Tarrant County, Texas, and located at 912 Giverny Ln., Southlake,
Tarrant County, Texas. Current Zoning: "ECZ" Employment Center Zoning District.
Planner Schell presented details of the case with a slide show presentation to the Board. The
applicant, Ryan Dugger is requesting approval of a Special Exception Use per Ord. No. 480, as
amended, Section 44.12(6) for a reduction in the required setback from property lines for a
residential accessory structure to allow an approximately 247 square foot (19' X 13') pergola
(arbor) to be located approximately 7' from the side property line. The required minimum side
yard setback in the "ECZ" Employment Center Zoning District for this lot is 8' from the side
property line.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Ryan Dugger, 11711 Mitchell, Ponder, Texas the applicant and owner's representative, once
sworn in, presented testimony, and answered questions from the Board.
Chair Medici asked if there were those in the audience who wished to speak in support of the
request.
There being none, Chair Medici asked if there were those in the audience who wished to speak
in opposition to the request.
There being none, Chair Medici called upon the applicant or the applicant's representative for a
brief rebuttal.
The applicant did not have a rebuttal.
Chair Medici closed the public hearing and opened the item for discussion from the Board.
A motion was made to approve case ZBA20-0009 as presented.

Agenda Item No. 6 ZBA20-0010 -Variance to Zoning Ordinance No. 480, as amended, Section
9.5.e requiring the maximum lot coverage to not exceed 10% of the lot area on property
described as Lot 1, L. Lincoln No. 981 Addition, an addition to the City of Southlake, Tarrant
County, Texas, and located at 2311 Lonesome Dove Ave., also addressed as 2311 Lonesome
Dove Rd., Southlake, Tarrant County, Texas. Current Zoning: "AG" Agricultural District.
Planner Schell presented details of the case with a slide show presentation to the Board. The
applicant, Patrick Gray is requesting approval of a Variance to Zoning Ordinance No. 480, as

amended, Section 9.5.e requiring the maximum lot coverage to not exceed 10% of the lot area
to allow a lot coverage of approximately 15% to construct a new home on the property. The lot
area is approximately 43,644 square feet, or 1.002 acres. The Agricultural District zoning allows
a maximum lot coverage of 10%, which calculates to approximately 4,364 square feet of lot
coverage allowed for the subject property. The applicant is requesting a maximum 15% lot
coverage, which allows for approximately 6,547 square feet of lot coverage. Lot coverage is
defined as the percentage of the total area of a lot occupied by the base (first story of floor) of
buildings located on the lot. The lot coverage calculation does not include the areas under roof
that are not enclosed in walls, such as unenclosed porches and patios.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.

testimony and answered questions from the Board.
