FORUM SUMMARY: Property Situation: The property is located at 750 N. Carroll Avenue. Development Details: The applicant is requesting to rezone to a “S-P-1” Detailed Site Plan District with “O-1” uses specifically for impervious coverage. The applicant wishes to add 7 additional parking spaces to the existing parking lot to achieve compliance with parking requirement for medical uses. No other changes are requested. The existing office building is currently under construction to enlarge the building to 11,400 square feet. Initially the office and medical uses for the building were to be 50% general office and 50% medical. The applicant is seeking to increase the medical tenants to 8,000 square feet and will need to increase the parking to accommodate the change (and COVID required social distancing) for the medical tenants. The additional medical use will increase the need for 7 additional parking spaces and will increase the existing 64.8% impervious coverage over the allowable 65% impervious coverage for the site.
