Narrative Letter
Planning Department:
This Site Plan submittal is for additional parking to the support the general office and
medical office tenants scheduled to occupy the building located at 750 N Carroll
Avenue, Southlake, Texas, following the completion of the building expansion currently underway. The proposed tenant mix would include 2,997 sq. ft. of general office and 8,147 sq. ft. of medical office. The parking lot would be expanded to accommodate
seven new parking spaces for a total of 67 parking spaces.
The previously approved Site Plan included the following variances: a. Approximately 30’ of stacking depth at the drive approach in lieu of 75’. b. Continued use of the N Carroll Avenue driveway location.
By this letter we are requesting a change of zoning from O-1 to SP-1 (O-1) to allow for
relocation of the front trees due to the powerline easement and an increase of the impervious area from 65% to 68% in order to accommodate the concrete paving required for the proposed additional parking spaces.
We look forward to a favorable response to our formal Site Plan and request for the above
zoning change.
