Item 4T - Memo Item 4T M E M O R A N D U M October 2, 2020 To: Mayor and City Council From: Kenneth Baker, Sr. Director of Planning and Development Services Subject: Item 4T: Remand ZA18-006 Zoning Change and Concept/Site Plan for Southwest Meadows (to be known as Creekside Point) Action Requested: Remand back to the Planning and Zoning Commission: Ordinance No. 480-740 ( ZA18-006), Zoning Change and Concept/Site Plan for Southwest Meadows (to be known as Creekside Point) on property described As Lot1R1R2, Block 1, Sabre Group Campus Addition, an Addition to the City of Southlake, Tarrant County, Texas and located at 1901 W. Kirkwood Blvd., Southlake, Texas. Current Zoning: " NR -PUD" Non-Residential Planned Unit Development District. Proposed Zoning: " S -P- 2" Generalized Site Plan District. Background Information: The project is located at the southeast corner of W. State Hwy. 114 and W. Kirkwood Blvd. A Zoning Change and Concept/Site Plan for Southwest Meadows (ZA18-006) was last presented to City Council at 1st reading on June 19, 2018. The development presented at that time included a five-story full service hotel with 134 rooms (Site Plan) and three outparcel lots with a total of approximately 15,000 square feet of retail, restaurant, office, bank and/or health and well-being uses (Concept Plan) on approximately 6.007 acres. The item was tabled at that meeting and was subsequently tabled several more times before finally being tabled indefinitely at the January 15, 2019 City Council meeting. The applicant has requested that the item be remanded back to the Planning and Zoning Commission for reconsideration. Notification of a public hearing will be given in accordance with Section 46 of the Zoning Ordinance No. 480, as amended. The applicant’s letter requesting that the case be remanded back to the Planning and Zoning Commission is below. If the request is approved, the item will be placed on the October 22, 2020 Planning and Zoning Commission agenda for consideration.
