WHEREAS, Shelter Solutions, LLC, acting by and through the undersigned, its duly authorized agent, is the
sole owner of a tract of land situated in the T.W. Mann Survey, Abstract Number 1511, in the City of
Southlake, Tarrant County, Texas, and being a portion of Tract 2 of R.P. Estes Sub-division, an addition in the
City of Southlake, Tarrant County, Texas, according to the plat recorded under Volume 1957, Page 324, Plat
Records, Tarrant County, Texas, (P.R.T.C.T.), as described by deed to Shelter Solutions, LLC as recorded
under Document Number D219055478, Official Public Records, Tarrant County, Texas, and being more
particularly described by metes and bounds as follows (bearings are based on State Plane Coordinate
System, Texas North Central Zone (4202) North American Datum of 1983 ('NAD83)):
BEGINNING at a 1/2 inch rebar with cap stamped, “G&A” found for the southeast corner of said Shelter
Solutions tract and the herein described tract, same being the southeast corner of said Tract 2;
THENCE North 88 degrees 10 minutes 30 seconds West, with the south line of said Tract 2, a distance of
160.55 feet to a 1/2 inch rebar with cap stamped, “G&A” found for corner, same being the southeast corner
of a tract of land described by deed to Philip Warren Webster and wife, Delores Jane Webster as recorded
under Document Number D204398262, (O.P.R.T.CT.);
THENCE North 00 degrees 06 minutes 30 seconds West, with the east line of said Webster tract, a distance
of 269.96 feet to a 1/2 inch rebar found for the northeast corner thereof, same being in the south line of a
tract of land described by deed to James Anderson Crawford as recorded under Volume 6235, Page 621,
Deed Records, Tarrant County, Texas, (D.R.T.C.T.);
THENCE South 88 degrees 56 minutes 30 seconds East, with the south line of said Crawford tract, a distance
of 160.37 feet to a 1/2 inch rebar found for the southeast corner thereof, same being the east line of said
Tract 2;
THENCE South 00 degrees 08 minutes 00 seconds East, with the east line of said Tract 2, a distance of
272.11 feet to the POINT OF BEGINNING and enclosing 0.998 acres (43,473 square feet) of land, more or
less.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS
THAT, Shelter Solutions, LLC, by and through the undersigned, its duly authorized agent, does hereby adopt
this plat designating the above described property as LOT 1, PONNAPUREDDY ADDITION, an addition to
