FORUM SUMMARY:
Property Situation: The proposed development is located at 1211-1217 Timberline Ct. This is Phase 2
of the existing development located just north of the project site at 1207 Timberline Ct. which was
constructed in 2018.
Details:
The applicant is proposing a 10,442-sf building with a mixed use of office and warehouse. This
development will be very similar in that the land use will be the same, the building will be a mirror image
of the existing one at 1207 Timberline Ct., a continuation of the 1207 Timberline Ct. development.
Phase I located north of the proposed development was completed 18 months ago and is the same sized
and footprint building as proposed in Phase 2. The requested zoning change will be from “MH”
Manufactured Housing to “I-1” Light Industrial. The land use will remain the same as mixed use. The
proposed 10,442 sf building will contain 6 units for warehouse and office uses. There will be more
windows and larger garage door openings in Phase 2 and include more parking. The parking will also be
utilized by Phase 3. Phase 3 is proposed to be developed in about 2 years.

Questions and Concerns:
1. From the On-line Submittal Form read at the meeting: Concerned for the amount of traffic
already on E. Continental Blvd. and the traffic that may be generated by the new development.
Applicant responded that the traffic study indicated that if would not impact the traffic on E.
Continental Blvd.
