FORUM SUMMARY: Property Situation: The proposed development is located at 2180 E. Dove Road at the northwest corner of the E. Dove Road and N. Kimball Avenue intersection. Details: The applicant is proposing to upgrade the Yates Corner Store with site improvements, fueling facilities, and a small addition to the existing building. Yates Corner Store is partnering with Texaco to upgrade the fueling pumps with two new pump dispensers with 4 stations, replacing the underground storage tanks and diesel tank, realigning and replacing the overhead canopy, replacing the pavement and reworking the entrance driveways, and installing a new gas pricing monument sign and building sign. The proposed construction updates will accommodate boats and RVs. Currently, the property is zoned “C-1” Neighborhood Commercial District will request to zone to “S-P-1” Detailed Site Plan District. Presentation: Questions and Concerns: 1. Is Texaco on board? Yes, Texaco will make concessions to allow it to be Yates. 2. Comment: likes the idea and noting an interest in seeing if brought up to Southlake standards. 3. Comment: Wants to operation to remain small town and country behaviors and do what is necessary to make it be successful. On-line Comments: 1. Comment: Wants to make sure the pump configuration and canopy can handle a 13 ft. tall by 45 ft. long RV for height and turning radius. Also, has a 28 ft. pontoon boat that needs a wide turning radius. Keep the upgrades and would like to be able to accommodate the vehicles. 2.
