KNOW ALL MEN BY THESE PRESENTS
COUNTY OF TARRANT
That We, Southlake-Coventry, Ltd" ("Grantor") for and in consideration of the sum ofTen ($10.00) Dollars and other good
and valuable consideration in hand paid by Grantee, the receipt and sufficiency of which is hereby acknowledged and confessed,
have granted, sold and conveyed, and by these presents do grant, sell and convey to the CITY OF SOUTIILAKE ("Grantee"), of
Tarrant and Denton Counties, Texas a pemlanent and perpetual easement for the purpose of installing, repairing, maintaining,
altering, repJacing, relocating, and operating a sanitary sewer line, across and under that land in Tarrant County, Texas, described as
folJows, to-vvit:
A 15 foot wide permanent Sanitary Sewer Easement as more particularly described on Exhibit "A" attached
hereto and shown on Exhibit "B" attached hereto, together with the right of ingress and egress as necessary for
such purposes,
Grantor covenants and agrees that Grantee shall have the right to excavate and fill upon said permanent easement and to
remove from said pennanent easement, any fences, buildings or other obstructions as may now be found upon said permanent
casement.
Grantor has this day additionally granted, sold and conveyed and by these presents does hereby grant, sell, and convey to
Grantee an additional contiguous temporary construction easement for a period of one (1) year from the date the easement is filed of
record with the County Clerk or until completion of the installation, for the purpose of installing utilities on the property known and
descI ¡bed as follows, to-wit:
A temporary 40 foot wide Construction Easement, said easement being located immediately adjacent to the
above-described permanent easement in a configuration as shown on the attached Exhibit "B".
Such Temporary easement shaH include the right to excavate and fill upon said temporary easement, but Grantee shall
replace any fences or other fixtures upon said temporary easement without cost to Grantor, and shall restore the grade of the property
which is the subject of the temporary construction easement, as nearly as possible to it's grade prior to entry thereon.
Grantor covenants and agrees that Grantor and Grantor's heirs, representatives, successors and assigns shall at no time
erect, pJace or construct, or cause to be erected, placed or constructed any temporary or permanent structure in, into, upon, over,
across or under any easement granted herein.
TO HAVE AND TO HOLD the above-described permanent easement forever and the above described temporary easement
f.'1r the period St3f~d ~blJv~, together with a11 and singt:Iar, th,: rights and appurtenances thereto, any wise belonging unto Grantee,
it's successors and assigns; and We do hereby bind ourselves, our heirs and assigns, to warrant and to forever defend all and singular
the premises unto the said Grantee, it's successors and assigns, against every person whomsoever lawfully claiming or to claim same
or any part thereof.

15 Foot Utility Easement
All that certain lot, tract or parcel of land, being a 15 foot wide utility easement
across Lots 1 and 43, Block 3, COVENTRY MANOR PHASE I, as recorded in
Cabinet A, Slide 2576, Plat Records, Tarrant County, Texas (P.R., TCo., Tx.),
and being more particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron pin found at the Northeast corner of said Lot 1,
said point being in the West line of Lot 3, T M. Hood No. 706 Addition, as
recorded in Cabinet A, Slide 2175, P.R., TCo., Tx.;
THENCE South 00 degrees 21 minutes 13 seconds West with the line common
to said Lot 1 and said Lot 3,87-75/100 feet to the Southwest corner of said Lot 3
and the Northwest corner of said Lot 43;
THENCE North 89 degrees 48 minutes 47 seconds East with the line common to
said Lots 3 and 43, 113-32/100 feet to a point in the West line of a 20 foot wide
utility easement recorded in aforesaid Cabinet A, Slide 2576;
THENCE South with the West line of said easement, 15-00/100 feet to a point;
THENCE South 89 degrees 48 minutes 47 seconds West, recrossing the line
common to aforesaid Lots 43 and 1, in all 128-41/100 feet to a point;
THENCE North 00 degrees 21 minutes 13 seconds East 102-94/100 feetto a
point in the North line of said Lot 1;
THENCE South 89 degrees 28 minutes 29 seconds East with said North line 15-
00/100 feet to the POINT OF BEGINNING, containing in all some 0.074 acre of
