That Roadway Properties, Inc., GRANTOR herein, for and in consideration of the
sum of Ten ($10.00) Dollars and other good and valuable consideration in hand paid by
the CITY OF SOUTH LAKE, home rule municipal corporation of the County of Tarrant,
State of Texas, GRANTEE herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, do hereby grant, sell and convey unto the said
GRANTEE a permanent and perpetual underground and overhead easement for the
purpose of installing, repairing, maintaining, altering, replacing, relocating, rebuilding,
removing, and operating public utility facilities under and more than 15 feet above the
surface of (but not on the surface of or less than 15 feet above the surface of)
that land in Tarrant County, Texas described as follows, to-wit:
A 5+/- foot wide Permanent Underground and Overhead Utility Easement
containing approximately 0.020 acres, as more particularly described in
Exhibit "A" and sketch attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs,
representatives, successors and assigns shall at no time erect, place or construct any
temporary or permanent structures in, across or upon the easement granted herein
which interfere with GRANTEE's rights hereunder.
It is further intended that the Permanent Underground and Overhead Utility
Easement herein granted to the GRANTEE shall run with the land and forever be a
right in and to the land belonging to GRANTOR, and GRANTOR'S successors and
assigns,

BEING 0.020 acres of land, situated in the W. Hall Survey, Abstract No. 695, Tarrant
County, Texas and being out of Lot I, Block I, Carroll Oaks Addition, an addition to the
City of Southlake, Texas, recorded in Volume 388-199, Page 97, Plat Records, Tarrant
County, Texas, as conveyed by deed to Roadway Properties, Inc., recorded in Volume
11208, Page 132, Deed Records, Tarrant County, Texas. Said 0.020 acres being more
particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod found for corner in the west right-of-way line of
North Carroll Avenue (a variable width RO.W.), said point being the southeast corner of
said Lot I, Block 1;
THENCE North 83°45'41" West, leaving said corner and along the south line of said Lot
I, Block I, a distance of 5.04 feet to a point for corner;
THENCE North 00°32'02" West, leaving said south line, a distance of 169.62 feet to a
point for corner;
THENCE North 61°11'28" East, a distance of 5.68 feet to a point for corner, said point
being in the common line of the west right-of-way line of said North Carroll Avenue and
the east line of said Lot I, Block 1;
