right to excavate upon such property, but Grantee shall replace any
fences, improvements, or other fixtures upon said property without
cost of Grantor, or current owner thereof, and shall restore the
property, the subject of the temporary easement: as nearly as
possible to its condition prior to entry thereon.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and assigns

BEING a tract of land situated in the City of Southlake, Tarran t County, Texas,
a part of the W. W. HALL SURVEY, ABSTRACT NO. 695, and being a part of
Lot 1, Block 1 of Carroll Oaks Addition, an addition to the City of Southlake
as recorded in Volume 388-199, Page 97, Tarrant County Plat Records, and
being further described as follows:
COMMENCING at a 1/2-ínch iron rod found at the southwest corner of said
Carroll Oaks Addition;
THENCE S 83'13'38" E, 85.26 feet along the south line of said tract to its
intersection with the west line of a 20-foot utility easement; THENCE
N 00'29'00" W, 97.30 feet along the west line of said 20- foot utility
easement to the POINT OF BEGINNING of this easement;
