REGULAR SESSION:
1. Call to Order: Chair Medici called the Regular Session to order at 6:37 P.M.
2. Executive Session: No executive session was held.
3. Approval of the Minutes: Chair Medici opened the discussion of the minutes of the Zoning
Board of Adjustment meeting held on May 14, 2020.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
May 14, 2020.

4. Administrative Comments: Richard Schell, Principal Planner, announced that the next
scheduled meeting is June 11, 2020.
Agenda Item No. 5 ZBA20-0006- Variance to Zoning Ordinance No. 480, as amended, Section
9.5.b requiring a front yard of not less than 40', Section 9.5.c requiring a side yard of not less
than 25' and Section 9.5.e requiring the maximum lot coverage to not exceed 10% of the lot
area and a Special Exception Use per Ord. No. 480, as amended, Section 44.12(6) for a
reduction in the required setback from property lines for a residential accessory building on
property described as Lot 2C1, R.P. Estes Subdivision, being a portion of Lot 2, R. P. Estes
Subdivision, Tarrant County, Texas, and located at 2350 Crawford Ct., Southlake, Tarrant
County, Texas.

Planner Schell presented details of the case with a slide show presentation to the Board. The
applicant on behalf of Danny Hernandez, Santos T. Martinez, is requesting approval of a
Variance to Ord. No. 480, as amended, Section 9.5.b requiring a front yard of not less than 40',
Section 9.5.c requiring a side yard of not less than 25' and Section 9.5.e requiring a maximum
lot coverage for all buildings and structures to not exceed 10% of the lot area to allow an
approximately 2,085 square foot principal residence to be constructed with a front setback of
approximately 35' and a side setback of approximately 75, and to allow the combined lot
coverage for the principal residence and an approximately 797 square foot garage to be
approximately 12.88% of the lot area. Also requested is approval of a Special Exception Use to
allow the approximately 797 square foot garage to be constructed approximately 0.8' from the
side property line. The minimum required side yard setback for the garage is the same as for
the principal residence, which is 25' as noted above. Site photos in Attachment 'D' of this report
show that the foundation for the house has been poured and the garage has been constructed
without obtaining the required building permits. A stop work order has been placed on the
property.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Santos T. Martinez, 12 Tanager Terrace, Angel Fire, NM, the applicant's representative, once
sworn in, presented testimony, and answered questions from the Board.
Danny Hernandez, 1905 McMillian Ave., Dallas, TX, the owner, once sworn in, presented
testimony, and answered questions from the Board.
A motion was made to table case ZBA20-0006 to the June 11, 2020 meeting. The public
hearing having not been closed is continued to the June 11, 2020 meeting.
