That I. Joseph Nicolini, for and in consideration of the sum ofTen (~ Dollars and
other good and valuable consideration in hand paid by Grantee herein, the receipt and
suftìciencv uf which is hereby acknowledged and confessed, have granted, sold and conveyed,
and by these presents do grant, sell and convey to the City of Southlake, Grantee herein, of
Tarrant County, Texas a permanent and perpetual easement for the purpose of installing,
repairing, maintaining, altering, replacing, relocating, and operating utilities in, into, upon,
over, across and under that land in Tarrant County, Texas described as follows, to-wit:
Being a 15' permanent utility easement and a 20' temporary construction easement, described
as follows

See attache:d Exhibit 'B' f~)r description together with the right of ingress and egress
as necessary for such purposes.
The purpose ul' this easement is for the installation of sanitary sewer line and
ingress/egress nghts li)r the purpose of maintaining the sewer line. The actual ownership of
the land within the easement will remain that of the property owner of Lot 18, Block 1. The
City will restore the propertv to its original condition or better Restoration includes but is
not limited to sodding the disturbed areas, replacement of fences, driveways, culverts,
mailboxes. and irrigation systems. The existing shop located within the limits of said
easement will not be disturbed or removed for the instaliation of the sewer line or in the future
for maintenance of the sewer line. The City will install a temporary fence along the limits of
the temporary const ruction easement during construction of the sewer line. The City will
contact t he property owner ten days prior to construction of the sewer line.

successors and assigns forever; and We do hereby certifY that We are the owners of the

Field Notes
Being a 0.0211 acre of tract ofland in the Heirs of Christopher Dart Survey, Abstract No.
2003, City of South lake, Tarrant County, Texas, and being a 15 foot wide strip ofland, over,
through, and across Lot 18, Block 1, Oak Hills Mobile Estates, an unrecorded plat, conveyed
to Joseph Nicolini, as recorded in Volume 13041, Page 17, (D.R.T.c.T.), the centerline of
said 15' foot wide strip ofland being more particularly described as follows:
Beginning in the southerly property line of said Lot 18, a distance of 7.50 feet from the
southeast corner of said Lot l8;
THENCE
in a northerly direction, parallel with the easterly line of said Lot 18, a distance
of 61.27 feet to the northerly line of said Lot 18, containing 0.0211 acre of
land or 919 square feet ofland, more or less, being subject to all easements,
restrictions and rights-of-way of record.
Also included will be a Temporary Construction Easement as shown on Exhibit "A".
