and valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of
which is hereby acknowledged and confessed, have granted, sold and conveyed, and by these
presents do grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant
County, Texas a permanent and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating utilities in, into, upon, over, across
and under that land in Tarrant County, Texas described as follows, to-wit:
Being a 15' Permanent Utility Easement and a 20' Temporary Construction Easement,
described as follows
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for description together with the right of ingress and egress as
necessary for such purposes
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and We do hereby certify that Weare the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

Being a 00127 acre of tract ofland in the Heirs of Christopher Dart Survey, Abstract No,
2003, City of South lake, Tarrant County, Texas, and being a 15 foot wide strip ofland, over,
through, and across a 1.045 acre tract conveyed to Joan Crowe, as recorded in Volume
11374, Page 956, (D,RTc.T), the centerline of said 15' foot wide strip ofland being more
particularly described as follows:
Beginning in the southerly property line of said 1.045 acœ tract, also being the northerly
property line of Lot 4R4, Cedar Oaks Estates, as recorded in Cabinet A, Slide 545,
P R T C. T, a distance of 7. SO feet from the southeast corner of said 1. 045 acre tract;
