That I, ~. Conaster, for and in consideïation of the sum ofTen ($10) Dollars and other
good and valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of
which is hereby acknowledged and confessed, have granted, sold and conveyed, and by these
presenb do grant, sell and convey to the City of Southlake, Gnmtee herein, of Tarrant
County, Texas a permanent and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating utilities in, into, upon, over, across
and under that land in Tarrant County, Texas described as follows, to-wit:
KNOW ALL MEN BY THESE PRESENTS:
Being a IS' Permanent Utility Easement and a 20' Temporary Construction Easement,
described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for description together with the right of ingress and egress as
necessary for such purposes.
TO HA VB AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and We do hereby certifY that Weare the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

Field Notes
Being a 0.0470 acre of tract ofland in the Heirs of Christopher Dart Survey, Abstract No.
2003, City of South lake, Tarrant County, Texas, and being a 15 foot wide strip ofland, over,
through, and across Lot 17, Block 1, Oak Hills Mobile Estates, an unrecorded plat, conveyed
to E.B. Conaster as recorded in Volume 11985, Page 519 (D.R.T.c.T.), the centerline of said
15' foot wide strip ofland being more particularly described as follows:
Beginnin g in the east property line of said Lot 17, a distance of 9. 15 feet from the southeast
comer of said Lot 17;
THENCE
in a northwesterly direction, parallel with the southerly line of said Lot 17, a
distance of 136.32 feet to the westerly line of said Lot 17, and being a point
on a curve in the easterly line of Oak Lane South, containing 0.0470 acre of
land or 2,046 square feet ofland, more or less, being subject to all easements,
restrictions and rights-of-way of record.
Also included will be a Temporary Construction Easement as shown on Exhibit "A".
