the sum of Ten Dollars ($10) and other good and valuable consideration in hand paid by Grantee
herein, the receipt and sufficiency of which is hereby acknowledged and confessed, have granted,
sold and conveyed, and by these presents do grant, sell and convey to the City of Southlake,
Grantee herein, of Tarrant County, Texas, a perpetual twenty foot (20') utility easement in, into,
upon. over, across and under that land in Tarrant County, Texas described as follows, to wit:

TO HAVE AND TO HOLD said easement unto the City of Southlake, its successors and
assigns, and Grantor hereby binds itself, its successors and assigns and to warrant and forever
defend, all and singular, said premises unto the City of Southlake, its successors and assigns,
against every person whomsoever lawfully claiming or to claim the same or any part thereof. The
terms of this dedication shall run with the land and shall be binding upon and inure to the benefit
of the City of Southlake and its successors and assigns.

PERMANENT UTILITY EASEMENT
T. J. THOMPSON SURVEY, ABSTRACT NO. 1502
TARRANT COUNTY, TEXAS
SITUATED in the City of Southlake, Tarrant County, Texas and being a strip of land out
of the T. J. Thompson Survey, Abstract No. 1502, said strip also being out of a tract of
land conveyed to Edward W. Hughes, Jr. and Jack R. Stringer by deed as recorded in
Volume 11296, Page 2365 of the Deed Records of Tarrant County, Texas (D.R.T.C.T.),
said tract also being Lot 2, Block C of North Davis Business Park being an addition to the
City of Southlake according to the plat as recorded in Volume 388-197, Page 40 of the
Plat Records of Tarrant County, Texas, said strip being a proposed 20 foot wide Perma-
nent Utility Easement as shown on the attached Exhibit "13" and being herein more par-
ticularly described by metes and bounds as follows:
BEGINNING at the northeast property corner of the said Hughes tract, said point also
being the northwest property corner of Lot 3, Block C of the said North Davis Business
Park addition, said point also being on the existing southerly right-of-way line of Green
Briar Drive;
THENCE, South 00 degrees 15 minutes 28 seconds West, along the easterly property line
of the said Hughes tract and along the westerly property line of the said Lot 3,
107.70 feet to a point on the northerly edge of an existing 20 foot wide Public
Access and Utility Easement as recorded and shown on the said plat of North
Davis Business Park addition;
THENCE, South 88 degrees 50 minutes 47 seconds West, along the said northerly edge
of the existing Easement, 10.00 feet to a point;
THENCE, North 00 degrees 15 minutes 28 seconds East 105.16 feet to a point on the
northerly property line of the said Hughes tract and on the said existing south-
erly right-of-way line of Green Briar Drive, said point also being at the begin-
ning of a curve to the right whose center bears South 16 degrees 14 minutes 13
seconds East 322.00 feet;
THENCE, in an easterly direction, along the said property line and along the said
right-of-way line and along the said curve, through a central angle of 1 degree
50 minutes 50 seconds and an arc length of 10.38 feet to the POINT OF BEGIN-
NING.
The proposed Permanent Utility Easement herein described contains 0.0244 acres (1,065
square feet) of land, more or less.
TO ALL PARTIES INTERESTED IK TITLE TO THE PREMISES SURVEYED, I DO HEREBY
